Toll Brothers, America's leading builder of luxury homes seeks a Vice President, Community Planning to join our team in our division located in Meridian, Idaho.

 

What is the opportunity?

 

The VP, Community Planning is responsible for managing all community start-up activities, coordinating architectural product development and maintenance, negotiating all trades pricing and work, and ensuring ongoing community performance while maintaining a culture of community excellence as the company continues to grow and diversify. This role deals with exceeding budgets and approves start worksheets on each home prior to “CM Go” date to ensure budgets are complete and is responsible in the decision-making process of model designs, designing budgets and implementation of all activities required to open a community by a target date.

What are the primary responsibilities?

Implement product changes and efficienciesAssist with design and value engineering plans as neededEnsure house budgets for accuracy and highlight missing contractsOversight for direct costs for land acquisition purposesTrack milestone progress of new communities and manage the community start-up process from the point the land exits due diligence until the community opens for sale; e.g.,
Community opening workplan, budget, and timeline to meet or exceed underwriting returnsCommunity product catalog development and maintenance, including architecture and red-line processes, specs and marketing materialModel complex development (CM oversees model complex construction)Decorator and merchandising coordinationMarketing material preparationSales office buildoutQDH strategy execution in partnership with SalesCoordination and preparation of HOA Documents and Public Offering Statements [delete if performed by dedicated HOA resource]Develop pricing packagesPartner with the Division’s Architectural Business Partner to develop new product as neededServe as the division’s “Product Champion” by coordinating ongoing product rationalization efforts (i.e., product “right-sizing” efforts)Coordinate and manage the semi-annual plan-change processCoordinate and manage the process to add to / change a community’s product offeringEnsure Purchasing has the information necessary to update contracting post product updates/changePeople ManagementAll other duties as assigned

Qualifications

Does this describe you?

Solid knowledge of major activities associated with residential real estate acquisition and developmentSolid knowledge of residential real estate financial analysisExcellent communication skillsProven track record of managing complex processes with diverse groups of stakeholdersProven history of delivering projects against established timelinesFamiliar with current software applications used within the residential construction industry, and are good at helping others see the benefits of integrating technology with residential real estate operationsExperience communicating with senior leadersStrong negotiation skills

Do you have these qualifications?

Essential:Bachelor’s Degree10+ years of related work experience (at least 5 in a senior management role)Proficient in Microsoft Office, strong knowledge of ExcelPreferred:MBA
