**41608BR** **Extended Job Title:** Unit Manager **Position Description:** Manages a unit within a department. Plans, organizes and develops goals and procedures for the unit. Represents the unit to administrators, outside agencies and others on relevant matters. Supervises subordinate staff. **Requisition ID:** 41608BR **Travel Required:** Up to 25% **Major/Essential Functions:** + Oversee daily facility operations. Ensure building systems (HVAC,plumbing, electrical) operate efficiently and reliably. + Conduct facility inspections: Evaluate building upkeep, functionality, and environmental quality regularly. + Build and maintain vendor and Physical Plant relationships. Address facility issues promptly and hold service units accountable. + Coordinate closely with Physical Plant to manage frequent maintenance needs in an aging facility; support a high volume of performance activities with room setups, production needs, and post-event resets; ensure continuous readiness of academic and performance spaces. + Maintain department equipment: Safeguard tools, studio gear, shop machinery, digital fabrication equipment, and other creative assets including offsite storage. + Implement equipment lifecycle plans. Schedule timely servicing and replacement based on faculty and staff assessments. + Manage inventory systems: Implement or coordinate a shared digital system integrating inventory, equipment, and facility resource tracking to improve coordination, transparency, usage, condition, and location comprehensively. + Ensure regulatory compliance: Adhere to local, state, and federal safety regulations including fire codes and ADA requirements. + Monitor security systems: Coordinate with campus security; maintain safety documentation including MSDS for hazardous materials. + Provide after-hours support as needed for events and respond to incidents impacting safety or facility operations. + Maintain inventory of maintenance supplies; tools, and equipment. + Oversee work order submissions and coordinate fulfillment in collaboration with Unit Business Office, Physical Plant and vendors. + Coordinate performance-related logistics and production rentals in support of faculty and ensemble needs. + Ensure spaces are clean, well-maintained, and compliant with university policies. Monitor exterior grounds and maintain proper insurance and licensure of equipment. + Manage rental fee structure and access controls in coordination with unit leadership. + Support rotating usage of rehearsal, classroom, and concert hall space; administer seasonal schedules for academic and public programming. + Facilitate communication.: Act as liaison between building occupants and maintenance providers to ensure timely updates and issue resolution. + Maintain detailed records of operations, inspections, and maintenance activities. + Provide regular status updates to the unit Director and stakeholders on building conditions and maintenance progress. + Coordinate with production staff and faculty on building access, maintenance status, and rehearsal conflicts. + Recruit and train staff: Hire and onboard student assistants; develop work schedules and monitor attendance. + Provide team support: Guide staff to maintain a productive work environment. + Supervise student assistants supporting building logistics and performance setups. **Grant Funded?:** No **Minimum Hire Rate:** 4000.00 **Pay Basis:** Monthly **Schedule Details:** Flex schedule may be required during peak periods **Work Location:** Lubbock **Preferred Qualifications:** + Bachelor's degree in Facilities Management, Arts Administration, or a related field. + Minimum of 3 years of experience in building management or facilities operations, preferably in an academic or creative arts setting. + Strong knowledge of building systems and maintenance procedures. + Experience with specialized equipment maintenance and inventory management. + Excellent organizational, communication, and problem-solving skills. + Ability to manage multiple tasks and priorities effectively + Familiarity with safety regulations and compliance standards. + Experience in resource management. **Department:** School of Music **Required Attachments:** Cover Letter, Professional/Personal References, Resume / CV **Job Type:** Full Time **Job Group:** Senior Other Administrative **Occasional Duties:** + Oversee and complete booking, setup, and teardown of spaces, ensuring they meet the unit's needs as well as those of university departments and rental clients. + Lead preventative maintenance: Implement maintenance schedules and coordinate timely repairs to minimize downtime. + Manage unit vehicle operations: Oversee maintenance, ensure appropriate and safe usage, coordinate scheduling, and handle transportation of equipment to off-site venues. + Develop emergency protocols: Create response plans, conduct drills, and maintain clear communication channels. + Manage budgets and resources: Collaborate on maintenance and operational budgets preparation and ensure cost-effective use of resources. + Review and approve invoices for maintenance services and repairs, ensuring budget compliance. + Maintain accurate records of rental agreements, usage schedules, and billing information. **Shift:** Day **Required Qualifications:** Bachelor's degree plus three years supervisory experience; OR a combination of education and/or supervisory experience to equal seven years. **Does this position work in a research laboratory?:** No **Safety Information:** Adherence to robust safety practices and compliance with all applicable health and safety regulations are responsibilities of all TTU employees. **Pay Statement:** Compensation is commensurate upon the qualifications of the individual selected and budgetary guidelines of the hiring department, as well as the institutional pay plan.
