WWRGD includes a current portfolio of approximately 700 leases with plans to scale to an additional +150 leases per year- across Whole Foods, Amazon Fresh and other current and future formats. The Real Estate Transaction Manager touches all of these formats, ranging from new sites to dispositions. It’s a face-paced, ambiguous, and highly collaborative environment, helmed by only two Transaction Managers to support current scale and growth.
The Transaction Manager is responsible for supporting the Real Estate Managers in the on-going management of projects. They work with business leaders to execute on short and long-term strategies; work collaboratively with both internal and external stakeholders to ensure business needs are being achieved on-time; and ensure smooth transition of projects through the development lift cycle.
- The Transaction Manager must display a strong bias for action, tracking a high volume of large, complex real estate transactions, including acquisition of leasehold or fee simple ownership interest in buildings.
- Partnering with Store Design, Store Development, Legal, Finance, Operations, and their counterpart external stakeholders to ensure on-time delivery of stores. They must operate independently, innovating and implementing processes to ensure the complete cycle from site identification through deal execution and turnover is completed consistently and at a predictably fast pace.
- They must effectively communicate expectations, requirements and status of deals to key business partners- both internal and external.
- They must manage an ever-changing variety of initiatives and projects across each distinct format of WWRGD.
- They are required to thrive in ambiguity and be strong problem solvers.
- The TM builds relationships with landlords, brokers, and other external partners, negotiating lease amendments and similar documents.
- The TM develops and implements process improvements to streamline the full transactions delivery system in partnership with the PMO team.
- The TM has a demonstrated track record of delivering high quality projects in an atmosphere where speed, flexibility, frugality and heavy workload are the expected norm.
- They must be fluent in real estate development issues involving entitlements, permitting, and other challenges of real estate development.
Key job responsibilities
Support Real Estate Managers in managing the new store development pipeline.
Assist in lease negotiations vetting lease language with internal partner teams (Risk, Tax, WHS).
Work with Real Estate Managers on numerous lease amendments for stores in the development pipeline.
Process NDAs and Access agreements.
Track lease negotiations for approved deals.
Set up and monitor issues tracker for each approved deal.
Request title searches for approved sites.
Audit key lease details upon execution of lease.
A day in the life
This role requires regular collaboration with real estate managers, attorneys, brokers, pre-construction, PMO team, and landlords. Regularly track and monitor documents to completion. Organization and attention to detail are paramount.
About the team
Our team's primary function is to get new store sites in to the pipeline for approval. We are a team with a strong bias for action that loves getting deals to the finish line. There is a lot of variety in the work and a strong collaborative group of people on this team.
Basic Qualifications
• Bachelor’s Degree and 5+ years of professional experience in commercial real estate .
• 5+ years experience negotiating real estate documents. Strong understanding of deal structures and legal agreements.
Preferred Qualifications
• Ability to juggle multiple priorities and make things happen in a fast-paced, dynamic environment.
• Ability to work cross-functionally and across multiple businesses.
• Excellent organizational and project management skills, with strong attention to detail.
• Strong business writing skills with the ability to communicate information and updates in a clear and concise manner.
