Trailing Document Specialist
Job Description

The Trailing Document Specialist is responsible for ensuring the accurate and timely review, processing, and management of post-closing mortgage loan documentation. This role supports the seamless sale and transfer of loans by coordinating with internal departments and external partners such as warehouse banks, custodian banks, title companies, and investors.

Key Responsibilities: Review closing packages to ensure completeness and accuracy. Respond to inquiries from warehouse banks, custodians, title companies, and investors using detailed and verified information. Monitor and manage the servicing transfer letter process. Track outstanding loans and update the Loan Origination System (LOS) accordingly. Use company dashboards to manage daily work activity and reporting. Follow up with borrowers, title companies, and internal staff to resolve outstanding loan conditions. Maintain professional communication with all stakeholders to support timely loan sales. Respond to emails and voicemails within 24–48 hours. Assist other departments and team members as needed. Attend and complete required training on company systems, compliance, and regulatory updates. Stay informed on lending guidelines, investor programs, and industry changes. Cooperate with audits and examinations to ensure compliance with company and regulatory standards. Uphold company values, professionalism, and confidentiality at all times. Qualifications: Associate or Bachelor's degree in Business Administration or a related field required. Fully bilingual in English and Spanish. Experience in mortgage servicing, post-closing, or a related field preferred. Strong organizational and communication skills. Ability to manage multiple priorities and meet deadlines. Proficiency with LOS platforms and Microsoft Office Suite. High attention to detail and commitment to data accuracy.
