ปฏิบัติงาน Operate และควบคุมการทำงานของเครื่องจักร อุปกรณ์ระบบวิศวกรรม ตามตารางแผนงานOperationบันทึกและรายงานการปฏิบัติงาน Operate ควบคุมเครื่องจักร อุปกรณ์ตามที่ได้รับมอบหมายจากหัวหน้าช่างเทคนิค ผู้ช่วยวิศวกร และวิศวกรอาคารปฏิบัติงานตรวจสอบบำรุงรักษา เครื่องจักร อุปกรณ์ระบบวิศวกรรม ตามแผนงานบำรุงรักษา PM Master Scheduleบันทึกและรายงานการปฏิบัติงานตรวจสอบบำรุงรักษาเครื่องจักร อุปกรณ์ ตามเอกสารตรวจสอบบำรุงรักษา ต่อหัวหน้าช่างเทคนิค ผู้ช่วยวิศวกร และวิศวกรอาคารรักษาความสะอาดของห้องควบคุมปฏิบัติการ (Control Room) และดูแลรักษาให้อยู่ในสภาพที่ปลอดภัยสำหรับการทำงานตรวจสอบ แก้ไข และซ่อมแซมอุปกรณ์ต่างๆ ตามใบงานที่ได้รับแจ้งจากฝ่ายอาคารหรือผู้เช่าตรวจสอบและรายงานการทำงานของผู้รับจ้างที่เข้ามาปฏิบัติงานในอาคารตามที่ได้รับมอบหมายจากผู้บังคับบัญชา และเพื่อความปลอดภัยของอาคารให้ความร่วมมือในการจัดหาข้อมูลที่เกี่ยวกับการใช้พลังงานหรือหน่วยการใช้ไฟฟ้า น้ำประปา และแก๊ส รวมถึง ระบบปรับอากาศล่วงเวลา (OT Air) ของผู้เช่าหรือผู้ใช้พื้นที่ตามที่ได้รับมอบหมายจากหัวหน้างานจดบันทึกค่าการใช้พลังงานไฟฟ้า ของระบบไฟฟ้า ค่าอุณหภูมิ และค่าต่างๆ (parameter) ของระบบปรับอากาศ ค่าจากมิตอร์น้ำประปา ระบบสุขาภิบาล ตามตาราง Log sheetบันทึกและรายงานการทดสอบเครื่องสูบน้ำดับเพลิง (Fire Pump) ประจำสัปดาห์ ตามเอกสาร Weekly Test Reportบันทึกและรายงานการทดสอบเครื่องกำเนิดไฟฟ้าสำรองฉุกเฉิน (Emergency Diesel Generator) ประจำสัปดาห์ ตามเอกสาร Weekly Test Reportประสานงานกับเจ้าหน้าที่อาคารและผู้ให้บริการอื่นๆ เช่น หัวหน้าหรือพนักงานรักษาความปลอดภัย หัวหน้าหรือพนักงานรักษาความสะอาด เพื่อให้การปฏิบัติงาน การซ่อมแซม มีความปลอดภัย เรียบร้อย และเป็นไปด้วยความรวดเร็วจัดเตรียมระบบไฟฟ้า โทรศัพท์สำหรับการออกบู๊ท (ถ้ามี)สนับสนุนกิจกรรมต่างๆ ของบริษัท และของอาคาร ตามที่ได้รับมอบหมายจาก หัวหน้าช่างเทคนิค ผู้ช่วยวิศวกร วิศวกรอาคาร หรือผู้บังคับบัญชาปฏิบัติหน้าที่ตามที่หัวหน้างานและผู้จัดการอาคารมอบหมาย
