Job Title: Technical Services Director 

Job Summary:  

The Technical Services Director is responsible for developing a formalized approach to facility planning, scheduling, and execution of preventive, predictive, and corrective maintenance and facilities services. The Technical Services Director will ensure that all work meets established performance standards and codes, and that all customer needs are fulfilled. This position helps to oversee diverse technical and crafts staff and subcontractors and ensures that workers are appropriately trained, qualified, and certified to safely accomplish assigned tasks. In addition, the Technical Services Director will perform the following duties: strategically leads and provides technical oversight for all hard services and engineering operations and processes; develops and implements engineering standards, processes, and best practices; leads all technical services and maintenance programs across the portfolio; Identify and develop a strategy to increase facility services at each site with a focus on hard services; Develop relationships with K-C Site Point of Contact (SPOC) and demonstrate EMCOR Capabilities to build their confidence driving increased technical and hard services scope.  

Essential Duties and Responsibilities:  

Responsible for the Maintenace approach for all technical services and processes within the program ensuring standardization and best practices across all sites.

Identify skill gaps with teammates and develop a training plan to overcome them.

Ensures the scheduling and planning of maintenance on equipment in the facility is standardized at each site and meets EMCOR and Customers requirements.

Audit sites and teammates to ensure compliance with Established Maintenance Processes, Equipment Specifications, Safety Requirements and documentation/organization of records. 

Oversees maintenance standards and KPI’s ensuring site teams meet the KPI requirements and implement corrective actions where deficient. 

Identify and develop strategies to increase technical scope at each site.

Build good relationships with EMCOR Site Managers and client SPOCs earning their respect and confidence demonstrating EMCOR Capabilities with all facility hard services.

Supports Site Managers/technicians/vendors with troubleshooting and advanced repairs of equipment.

Track and Drive Increased Self Performance at each site through skills training and/or revised organizational approach.

Drives Root Cause Analysis on any Maintenance Equipment or process failure working with site managers/technicians/vendors/Reliability Manager as needed.

Supports Site Teams to troubleshoot and correct facility equipment's mechanical, electrical, plumbing, welding, and structural deficiencies. 

Participates in hiring teammates to ensure competency in the required skillset.

Executes Projects or Initiatives as assigned by Alliance Director.

Qualifications:    

Education 

Bachelors' Degree in relevant technical field (such as facilities management, construction management, or relevant engineering field) or equivalent combination of education and experience

Business Experience

10+ year experience

Licenses/Certifications

Must possess applicable HVAC/MEP certifications, licenses and a valid driver's license.

Completion of OSHA 30 preferred.

Root Cause Analysis (RCA) Training preferred.

Boiler, Chiller, Generator, Air Compressor experience preferred

Computer Skills

Strong computer skills using Microsoft Office, including proficiency in Excel, Word, and PowerPoint. Ability to utilize other online software.

Language Skills

English 

Written and Oral Communication Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of an organization.
