SUPERVISING PARALEGAL

Annual Starting Salary: $76,476

Under general supervision, coordinates and supervises the work of paralegals providing paraprofessional legal, administrative, and clerical support to attorneys, and performs related duties as required.
ESSENTIAL DUTIES
Assists attorneys with all aspects of real estate transactions, including acquisitions and sales.Supervises and participates in conducting title searches, reviewing titles and surveys, resolving title issues, preparing closing documents and preparing mortgage and lien releases as required.Conducts thorough title and survey reviews and works with title companies, surveyors, and attorneys to resolve discrepancies and eliminate title and survey issues.· Reviews organizational documents, bylaws, resolutions, officer certificates and other due diligence materials and closing deliverables.
Prepare detailed closing checklists and timelines.· Coordinates and manages the closing process; drafts deeds based on City Council ordinances authorizing transactions, prepares settlement statements and MyDec filings, orders Full Payment Certificates, assembles closing documents and ensures all necessary documents are executed and recorded.
Maintains organized and up-to-date real estate files.· Prepares releases of mortgages, redevelopment agreements, deed covenants and special assessment liens.
· Prepares Certificates of Error and works with the Illinois Department of Revenue and Cook County Offices of the Treasurer, Clerk and Assessor to clear delinquent tax liens on City-owned property.
· Assists attorneys with tax injunction suits and petitions to vacate tax sales and prepares petitions for tax divisions with Cook County.
· Conducts historical research in Journals of Proceedings of the City Council regarding past approvals to purchase, condemn, and sell City land and to vacate and dedicate public right-of-way.
· Performs other paralegal and administrative duties as needed to support the real estate practice.
· Serves as a liaison with other City departments to facilitate information exchange.
