Your efforts will play a crucial role in enhancing profitability by securing competitive capital sources for real estate development, acquisitions and disposals.

You will oversee all capital markets activities, including property sourcing and underwriting, transaction due diligence and management, and deal structuring; building strong relationships with key capital sources. Your expertise in real estate capital markets within the logistics sector will be instrumental in maximizing income and supporting our growth objectives.

What are the Key Accountabilities?

\n\nDevelop/maintain ongoing relationship with various providers and other key market players\nWork with internal and external stakeholders globally to provide input from a capital markets perspective to searches for land or properties to be acquired, developed or disposed\nAssist with the preparation of cost/lease rate proposals for DHL's Real Estate Solutions projects\nReview project budgets and maintain financial models to validate underwriting for the transactions and to satisfy reporting requirements of and for working with investors\nTransaction due diligence and transaction management\nArrange suitable project financial structuring through solicitation of proposals, drafting and negotiating of financial structuring agreements\nWork with key account contacts and local teams as needed to appropriately underwrite the terms of financial arrangements regarding property transactions\nNegotiate various types of contracts and agreements necessary for a capital transaction with an emphasis on risk mitigation\nProvision of timely and comprehensive real estate development solutions to enhance our business competitiveness and profitability\nSafeguard the interest of DHL in dealing with prospective investors, consultants and due diligence providers\nMonitor and analyse macro/micro economic trends and forecast their potential impact on capital markets\nAnalyse past and forecast future for the real estate markets in the region\nAssist with the preparation of BCAs and facilitation of their approval\nChallenges regional developers of underwriting theory and project level assumptions\nLeads decisions around commercial viability of projects and regions\n\n

What are we looking for from you?

The ideal candidate will have a deep understanding of capital markets with a proven track record of investment transactions in the UKI and EMEA, along with comprehensive knowledge of all aspects of industrial real estate. This expertise will be crucial in navigating the complexities of the market and driving successful outcomes for the Real Estate Solutions team in DHL Supply Chain. Strong excel skills are essential and the ability to speak multiple languages would be beneficial for this position.
