Summary

The Senior Director of Real Estate Finance and Capital Planning will lead financial modeling and capital-stack strategy for Speros' campus infrastructure and development projects. The position also oversees all aspects of Speros site preparation, coordination and management of new and planned construction within the established parameters of project goals and initiatives. Reporting to the President of Speros and partnering closely with Moffitt Finance and Facilities, the role provides the analytical backbone that turns visionary place-making into financially sound execution.

Campus Financial Strategy

• Maintain and update the long-term cash-flow model for the entire 775-acre master plan; run “what-if” structuring scenarios for future phases.
• Align operating budgets with the physical master plan and the Cancer Center’s clinical/research growth projections.

Project-Level Finance

• Create and own a Master Budget and Monthly Project Cost Tracking system covering roads, utilities, signage, placemaking, and vertical development.
• Synthesize tenant/developer pro formas; advise on lease terms, development agreements, and incentive packages.

Capital Markets & Incentives

• Design capital stacks leveraging bonds, New Markets/HTC/FIT tax credits, FDOT/FHWA grants, CDD assessments, and private capital; prepare presentation materials for rating agencies, lenders, and public bodies.
• Support negotiations with tenants, JV partners, and county/state agencies; provide financial sections for board memos and commission packets.

Governance & Reporting

• Produce dashboard reporting for senior leadership, the Speros Board, and Moffitt Finance.
• Ensure GAAP compliance and coordinate with external auditors on project-specific accounting questions.

Strategic Advisory

• Serve as a thought partner to the President of Speros on investment prioritization, long-term campus value creation, and tenant-partner alignment.
• Contribute financial modeling and risk analysis to support evolving governance structures, JV partnerships, and P3 frameworks.

Campus Construction

• Oversee the execution of Speros real estate construction projects.
• Develop and implement construction strategies to optimize project timelines and costs.
• Monitor project progress, address challenges, and ensure timely completion.
• Oversee compliance of building codes, safety regulations, and environmental standards.

Minimum Experience Required
Master's Degree in Real Estate Finance or related field with a minimum of 5 years' experience in real estate finance, investment banking, or development FP&A with demonstrated responsibility for multi-asset portfolios. In lieu of master's degree will consider bachelor's degree with a minimum of 15 years' experience.
Minimum Skills/Specialized Training Required
• Expert-level Excel/Power BI; working knowledge of Argus, Procore, or equivalent.
• Proven experience closing transactions using a mix of public and private funding sources.
• Strong interpersonal and presentation skills; comfort briefing C-suite executives, bond counsel, and elected officials.
• Excellent leadership, communication, and problem-solving skills.
Preferred Experience
• Experience overseeing construction projects
