Tasks to be Accomplished

Provide facilities support to help manage L3 Harris locations in Waterdown and Don Mills (330,000 & 45,000 square feet), ensuring safe, efficient and reliable operations, meeting all environmental sustainability goals.Support the Facilities Department maintenance and operations including preventative maintenance, facilities asset management, facilities budgets, building aesthetics and employee comfort.Fully support corporate visitor events and company engagement events.Plan Facilities projects from start to finish, which may include design, tender, CER/CEPR’s executive sign-off, execute (including but not limited to furniture installations and construction), invoice approvals and co-ordinate all resources in order to accomplish set goals, within the projected timeframe, meeting established budget, ensuring quality and code standards.Ensure cost effective purchasing of quality products and services relating to renovation and construction projects, planning, contractor selection, negotiation and implementation.Negotiate and manage building service agreements, equipment contracts, which range from HVAC, fire safety equipment, elevators, landscaping, waste removal and including cafeteria equipment.Establish and maintain facility standards, policies and procedures to ensure we maintain a professional corporate image, building efficiencies, while ensuring employee productivity, service reliability.  Write SOPS as needed for new equipment, new policies, as neededAssist in any corporate real-estate transactions, co-ordination and approval of required documentation to support acquisition/lease extensionsUpdate CAD dwgs (project close-out, seating plan, proposed furniture layouts, annual space allocation)BAS (Building Automation Systems – Siemen’s and Viridian) quarterly reviews and provide oversight, trouble shoot climate control issues with contractsWorking with CHQ to meet sustainability goals (hydro, water, gas, waste diversion) including utility trackingOversee EV Chargers Support 6S and Opex initiativesManage Facility Work Orders as assignedContribute in the development and tracking of the annual operating budgets for both sightsContribute to forecasting to a five-year capital projection of needed departmental infrastructure upgrades and replace end of life equipment. Establish regularly scheduled service meeting with key vendors, to discuss and ensure they are meeting and exceeding our departmental expectations.Provide any and all required reports to management for review and oversight. Manage all departmental annual service agreements, working with our internal team and procurement to ensure that all NDAs are in place and that we are meeting our corporate contractual terms. Ensure department facility technicians are meeting all departmental metrics, and support to improve if necessary.Assist in developing the existing equipment database along with the improving preventative maintenance schedule ensuring compliance.Working Knowledge of leases

Skills Required

Proficient in MS Office, Project, Outlook, Excel, Word, PPT Ability to work with multiple of personalitiesAutoCAD a mustStrong organizational and leadership skillsStrong negotiation skills with internal and external customersExcellent written and verbal communication skillsAbility to adapt/respond quickly to changing requirements and effectively balance priorities to meet deadlinesConstruction management, General Facilities managementMay require travel between Waterdown and Don Mills as projects arise, position is based out of WaterdownOccasionally after-hours work is required to manage contractors or emergency as they may ariseGood knowledge of HVAC system operationsFamiliar with Ontario Building Codes and electrical codesAbility to troubleshoot facility related situationsBAS (Siemens, Delta)Oversee service agreements

Experience & Education Requirements

Minimum 8-10 years’ experience in facilities Undergraduate or Community College degree relevant to facilities managementCFM or other Facilities/Building Operations designation or registered in educational program leading to designation/certification
