The Senior Vice President (SVP) of Development is responsible for driving enterprise growth through the strategic development of new inpatient rehabilitation hospitals, joint venture partnerships, and targeted acquisitions. This executive leads the planning, execution, and oversight of all growth initiatives, ensuring alignment with the organization’s mission, clinical priorities, and financial goals. The SVP serves as a senior leader and key advisor to the CFO, supporting expansion across multiple markets through de novo builds, market analysis, and partner engagement.
ResponsibilitiesStrategic Growth Planning
Develop and lead the company’s national growth strategy for inpatient rehabilitation hospital (IRF) expansion through de novo projects, joint ventures, and acquisitions.Identify and assess new market opportunities based on population trends, referral patterns, payor mix, and competitive dynamics.Establish multi-year development pipelines aligned with organizational goals and regional demand.De Novo Development
Oversee the site selection lifecycle of new IRF builds.Partner with real estate, legal, operations, and clinical teams to ensure compliance with state and federal regulations, licensure requirements, and industry best practices.Manage development timelines, budgets, and risk mitigation plans to ensure successful and timely project delivery.Joint Ventures & Strategic Partnerships
Source, negotiate, and structure joint venture agreements with health systems and strategic partners.Lead deal structuring, term sheet development, and coordination with legal counsel through final execution.Build long-term, value-driven partnerships that expand access to post-acute care and strengthen referral networks.Acquisitions
Identify and evaluate acquisition targets that align with the company’s clinical and geographic growth objectives.Lead due diligence, valuation modeling, and integration planning for acquired facilities or operations.Collaborate with finance, operations, and compliance teams to ensure smooth post-close transition.
Executive Collaboration & Leadership
Serve as a trusted advisor to the CFO and executive team on development matters and strategic growth initiatives.Prepare board-level presentations and business cases to support development proposals and capital allocation.Lead and develop a high-performing team of development professionals and external consultants. Qualifications Bachelor’s degree in Business, Healthcare Administration, Real Estate Development, or a related field required; Master’s degree (MBA, MHA, MPH) strongly preferred.Minimum of 10–15 years of progressive experience in healthcare development, with a focus on inpatient rehabilitation or post-acute care.Proven track record in leading successful de novo healthcare facility development and joint venture formation.Experience in healthcare real estate, market analysis, project management, and regulatory navigation.Strong leadership, negotiation, communication, and relationship-building skills.Deep understanding of Certificate of Need (CON) processes, reimbursement models, and inpatient rehabilitation compliance standards.
