Regional Property Manager - Retail, is responsible to bring best-in-class workspaces, facilities and amenity services that align with Schwab’s mission, values, and objectives.  Regional Property Manager (PL) are responsible managing a team that oversees the structure of our buildings, our surrounding property, our building interiors, and customer service to our occupants.  Our firm is continuously transforming our workspace with facility management as the key to enabling fellow employees to work the way they work best.  Schwab Corporate Real Estate (CRE) is a highly collaborative department where senior facility managers partner with Portfolio, Design, Construction, Legal and Security teams representing multitude of cross functional lines of retail and corporate businesses within the assigned real estate portfolio.

 

This opportunity is in our Southeast region with approximately 124 branch locations in the total porfolio.

 

What You’ll Do:

Oversight of regional portfolio of properties, with direct management of a property portfolioLeading, developing and managing team of Regional Property Managers, which includes periodic talent assessments, performance evaluations, pay planning, training, and disciplinary actions.Builds relationships with Retail branch leaders and staff within an assigned region Conducts regular on-site property inspections completing reports, up-loading photos, and creating work orders as necessary. Connects with Schwab branch managers regularly, to ensure all needs are met Accountable for front line enforcement of Schwab branding requirements and assist Retail management with compliance of branding Frequently review work order status reports to ensure service level agreements with vendors are being met, and proactively identify trends to manage service levelsPartners with Security and Business Continuity on actively monitoring and responding to emergency, disaster and weather situations affecting branch closures Manages relationships with landlords and, property managers, and associations ensuring compliance with the lease agreementsScope and prioritize future branch projects as requested by CRE AnalyticsWorks closely with Design and Construction on retail project plan development to include red-line reviews and attending regular project meetings through punch list completion Responsible for project tasks including move management, opening day activities, and decommissioning of dispositioned locations.Accurate and timely preparation of vendor invoicing to ensure proper payments are made following Schwab vendor management and accounts payable policiesParticipate in quarterly business reviews evaluating vendor performance Manage branch beverage services which includes coordinating the installation and maintenance of equipment and analyzing consumption trending Complete special administrative projects individually or as a part of a work group as neededTypical portfolio make-up consists of multiple retail buildings spread across a defined territoryReports to the Director of Facility Management What you have

Supervisory Skills

Supervise multiple Regional Property Managers. Performance management to include mid-year and year end performance assessments impacting pay for performance. Plans and monitors appropriate staffing levels and labor utilization including overtime approval. Mentors and coaches team members for continual development.   Leads by example and models the Schwab Leadership Profile.

Education & Experience

High school diploma or general education degree (GED) required. Minimum of 8 years of related experience and/or training. Bachelor’s degree preferred with focus on business, technical or management.Prior supervisory people leader experience required. Possess thorough knowledge of applicable service agreements to include janitorial, HVAC, and other outsourced maintenance services

Certificates & Licenses

Facility management certification and designations preferred (CFM, RPA, FMA).

Communication Skills

Ability to comprehend and analyze complex business documents.   Ability to respond effectively to the most sensitive issues applying appropriate tone and confidentiality.  Competent in writing reports, procedures, process documents and articles using professional style.  Skilled in effective presentations on property management related topics to peers, and internal business associates. Demonstrated capacity to create visions to motivate key employees and business associates to take desired actions.

Reasoning & Judgement

Experience in solving advanced problems and situations with a variety of options in complex situations maintaining composure and professionalism.   The ability to work on issues with a diverse scope where analysis of the situation and data requires evaluation of a variety of factors with intangible information.  Consistently draws upon the opinions and diversity of others before making recommendations that have a direct impact on the company.   Understands limitations and when to seek guidance while applying the appropriate level of risk process and measurements.

Other Skills & Abilities

Intermediate skills with Microsoft Office Suite.  Expertise using CMMS, CAFM and project planning software.  The ability to demonstrate experience with architectural, electrical, and mechanical systems including sequence of operations of equipment to support regional locations. Working knowledge of contracts, leases, and related legal documents.  Demonstrated knowledge of EH&S requirements including OSHA general industry safety standards.  Fluid and comfortable multi-tasking, staying calm under pressure and understands what results are expected and the priority of the results. Willingness to be available after hours and in emergency situations.
