What this job involves:
As a Senior Operating Engineer at JLL, you will be responsible for performing and directing preventive maintenance and repairs across multiple commercial properties within a dedicated geographic territory. This role is key to ensuring safe, reliable, and efficient operation of buildings and their systems, setting the standard for hands-on technical support, training, and guidance. You will lead the implementation of operations, maintenance, and repair (OM&R) strategies, conduct quality control audits, and support your teams in advanced troubleshooting and project execution, upholding JLL’s standards and guidelines at all times.
What your day-to-day will look like:
Perform, direct, and schedule preventive maintenance and repair work within assigned territories, ensuring compliance with JLL standardsAssist in identification, implementation, and ongoing improvement of OM&R strategies to maintain safe, efficient, and reliable building systems and equipmentPerform and oversee repairs and maintenance for mechanical, electrical, plumbing, building automation, card access, door/gate, building envelope, grounds, parking lots, lighting, and interior finish systemsConduct JLL quality control audits and inspections throughout the territory, preparing deficiency reports for supervisors and implementing corrective actions as neededProvide technical assistance, advanced troubleshooting, and hands-on repair support to teams, elevating operational expertise across the territoryTrain, teach, mentor, and coach Lead Engineers, Facility Engineers, and Maintenance Technicians, as requested by supervisorsEffectively manage relationships and communication with team members, contractors, clients, and customersAbility to schedule and prioritize work assignments for self and direct reports to maximize efficiency and minimize overtimeEngage and motivate others to foster cooperation and strong teamworkConduct performance counseling and performance management of direct reportsApply comprehensive knowledge of safe work practices, including energized work protocols, working at heights, and working in confined spacesRecognize, assess, mitigate, or eliminate risk, and use appropriate PPE for each taskPossess advanced hands-on skills to perform repairs and maintenance on HVAC, electrical, plumbing, vertical transportation, fire/life safety, roofing, structure, parking lots, roads, and more, in accordance with all codes, laws, and regulationsPerform customer and personal service assessments, meet quality standards, and evaluate customer satisfactionComplete any and all other duties and tasks as assignedRequired Qualifications:
Demonstrated hands-on experience with commercial building systems maintenance and repair, including HVAC, electrical, plumbing, building automation, vertical transportation, life safety, and related systemsExperience in team leadership, coaching, and performance managementComprehensive understanding and application of safe work practices and PPE useAbility to effectively communicate and build relationships with staff, contractors, and clientsExcellent organizational, prioritization, and problem-solving skillsProficiency in preventive maintenance and quality control processesPreferred Qualifications:
Experience training and developing engineering and maintenance teamsTechnical certifications or licensure in HVAC, electrical, or plumbing systemsExperience managing facility operations across multiple propertiesAdvanced troubleshooting abilities in building automation and other complex systemsPhysical Requirements and Work Conditions:
Must be able to perform physical inspections and repairs (climbing, lifting, working in confined spaces or at heights)Ability to work in various environmental conditionsLocation: [Onsite]
