Operates, inspects, and maintains all HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to maximize operating efficiency and equipment lifespan. Ensures equipment operates safely and energy-efficiently while minimizing downtime through preventive maintenance and detailed record-keeping.Key ResponsibilitiesSite Maintenance (40-60%)Oversee preventative maintenance program, including scheduling with minimal service disruption and delegating tasks to team membersOrder parts and equipment for repairs and installations, maintaining proper inventoryFoster positive facility relations through prompt, courteous response to service requests within JLL and client guidelinesAssist engineering team in protecting client assets and ensuring systems perform as intendedPerform building and utility maintenance including carpentry, painting, plumbing, electrical, mechanical, millwright, and machinist functionsMonitor quality of work performed by contractors and junior staffWork with contractors, providing access to restricted areas as directed by supervisorsConduct and document daily building rounds and equipment readingsCompliance (20-40%)Minimize disruption during work and ensure proper cleanup afterwardReview monthly service request summaries to identify and address recurring issuesAdhere to all JLL and regional company policiesOther Duties (Up to 20%)Perform additional tasks as assignedQualificationsRequiredHigh School Diploma or equivalent4+ years of technical experience in all aspects of building engineering with strong background in machinery, plumbing, electrical, equipment repair and maintenanceProficiency with computers and software (MS Word, Excel, Outlook, Explorer)Valid state driver's licenseAbility to work both independently and as part of a teamExcellent communication skills with customers, contractors, and colleaguesPreferredExperience with Computerized Maintenance Management Systems (CMMS)Electrical and/or Mechanical licensesPhysical RequirementsVisual inspection capability for machinery and buildingsFrequent stair climbing for inspections and emergency proceduresAbility to climb ladders up to 40 feetAbility to lift and carry 60 lbs repeatedlyDetection of emergency alarms (auditory/visual)Operation of electric hand toolsLadder work and motor vehicle operationAbility to access difficult areas for equipment inspection, including positions requiring hands and knees
