**BUSINESS TITLE (JOB POSTING TITLE): Senior Director, Real Estate** **(APAC)**
**ABOUT YOUR ROLE:**
_This role is responsible for leading the Real Estate and Construction Activities for all brands and offices in Asia Pacific to meet business needs while driving_ _for efficiency. This includes developing the long-term real estate strategy for both the brands and product supply organization in Asia. The role will lead four teams in delivering against the annual real estate plan by levering best practices, driving continuous process improvement, and delivering cost savings. In addition, the role may support global and regional projects and initiatives._
**YOUR RESPONSIBILITIES WILL INCLUDE** **:**
+ _Drive the long-term office location strategy based on VFs workplace next strategy, office utilization and business growth needs_
+ _Manage the negotiations and leases for over 600 retail locations and drive ongoing rent savings_
+ _Drive the monthly retail store approval process including the creation of the financial (WEA) and business justification package_
+ _Provide location insights and performance detail to help the brands develop their long-term retail real estate strategy roadmap_
+ _Conduct bi-annual portfolio review meetings that analyze the performance of fleet and identify underperforming stores and action plans_
+ _Execute store construction activities for all brands, aprox. 90-100 projects annually, and drive cost savings through the General Contractor management and bidding process_
+ _Track and manage CAPEX spending_
+ _Rollout Service Channel in Asia and provide ongoing management of store maintenance_
+ _Collaborate with NORA and EMEA Real Estate & Facilities Management teams on developing global best practices and projects_
+ _Coordinate with corporate insurance team on regional insurance polices_
+ _Manage the adoption and relationship of the corporate travel partner AMEX in the region_
+ _Participate in special projects as needed_

+ _Skills: Strong influencing, communication and change management skills._
+ _Language Proficiency: Fluent in English, added proficiency Mandarin is also preferred._
