The Sr. Dir, Real Estate will serve as a key leader of the Real Estate and Property Administration leadership team while managing an experienced group of real estate professionals over assigned geographies within our Corporate Services organization. This role will have oversight of 50% of Charter’s portfolio which consists of approximately 25 million square feet and approximately 3,400 properties, ranging in size, scale, complexity and use. With an intense focus on deal quality, process consistency, and alignment with our operations, this position will partner with strategic relationships within Corporate Services, key business leaders and legal counsel. Additionally, this position will be responsible for developing and managing external relationships with third-party brokerage partners, attorneys, landlords, developers and other relevant third-party consultants that support Charter’s real estate initiatives. In addition, this position will be responsible for all market planning and transaction management of Charter real property acquisitions, dispositions, and leasing activities. This role will work alongside of the VP, Real Estate & Property Admin in developing strategic plans and efficiencies for the team.
Major Duties and Responsibilities
Direct and oversee the regional planning and transactions group and strategic vendors responsible for negotiating the acquisition, disposition and leasing of Real Property company wide.Collaborate with the business vendors to ensure deals are structured for long-term success, recognizing that these agreements will significantly impact our team's future operations and performanceProvide strategic direction and consultation to transaction leads on enhancing processes within the Real Estate Assist in the development of the annual Real Estate budgetProactively identify strategies to optimize Charter’s real estate portfolio.Effectively perform complex cost and feasibility analyses.Develop, implement, publish, and own standardized reporting on critical KPI’s to demonstrate performance and meeting objectivesOversee transaction documentation, ensuring all processes run efficiently, smoothly and comply with relevant standardsOversee and monitor critical lease dates to ensure appropriate timing is provided for negotiations and collaborates with regional and local business leaders.Play a key leadership role in partnering with business unit and other Corporate Services leaders to assist in the development contract negotiationsCollaborate in the creation of programs and initiatives to develop and execute on Charter’s regional and enterprise-wide real estate solutions and supporting strategic decisionsConsistently interact with executive leadership, demonstrating clear, comprehensive, and concise communicationDevelop recommendations based upon regional and enterprise-wide real estate knowledge for review by the VPProvide guidance and leadership to the Real Estate Team which includes hiring, monitoring staff performance, completing performance reviews and providing mentorship in order to enhance their professional development and personal growthIdentify and nurture internal talent for succession planning and development outcomesMaintain regional and enterprise-wide market intelligence in order to capitalize on market opportunities as well as to react to time sensitive projects and business initiativesDrive change management activities required to ensure stakeholder satisfaction and to ensure adoption of and adherence to established best practices and processesResponsibilities may include the negotiation and administration of Charter’s cellular and microwave towers and antennaePerform other duties as required.Required Qualifications

The base pay for this position generally is between $124,000.00 and $220,000.00. The actual compensation offered will carefully consider a wide range of factors, including your skills, qualifications, experience, and location. We comply with local wage minimums and also, certain positions are eligible for additional forms of other incentive-based compensation such as bonuses.
