Job Title: Senior Construction Manager – Studio Tour Shanghai - OpCo

Reports to: Construction Project Director (China-based)
Location: Shanghai, China

Job Summary

We are seeking an experienced Senior Construction Manager to oversee the delivery of the Warner Bros. Studio Tour Shanghai project.  The Construction Manager works closely with Designers, Contractors and their Sub-Contractors to ensure safe and successful project delivery by overseeing their delivery, approach, management and deliverables during execution (construction installation). The primary focus of this role will be on the GC2 Decoration Package (the Show, Retail and F&B areas), ensuring the seamless execution of scenic, thematic, and interior fit-out works.  Additionally, the Construction Manager will have a monitoring and coordination role over GC1 (Jinjiang’s construction of the Studio Tour Facility Building), which is managed by the landlord, to ensure integration with the overall project.

This project is supported by two key design consultancies: Tait and Lumsden.  Tait is responsible for the design and coordination of all show-related elements, including AV, media, special effects, and interactive installations, ensuring these components are seamlessly integrated into the overall experience.  Lumsden is leading the design of Food & Beverage (F&B) and Retail areas, ensuring an immersive and high-quality guest experience in these commercial spaces.  Both consultancies will play an active role during the build phase, working closely with the internal project team, contractors, and vendors to oversee the successful execution of their respective areas.  The role will require close collaboration with these consultancies to ensure alignment with project schedules, construction milestones, and quality expectations.

This role requires an expert in themed construction, interior fit-outs, and high-quality finishing within entertainment, hospitality, or retail environments.  Working closely with internal stakeholders, contractors, and design teams, the Construction Manager will ensure that the project is delivered on time, within budget, and to the highest creative and operational standards.

Key Responsibilities

1. GC2 Decoration Package – Thematic & Interior Fit-Out Management

Oversee the end-to-end delivery of the GC2 Decoration Package, ensuring alignment with creative and design intent.Manage the fabrication, installation, and finishing of scenic elements, props, lighting, and immersive features.Work closely with our design companies, Operations team, scenic vendors, fabricators, and fit-out contractors to maintain quality and schedule compliance.Ensure the performance of the GC2 General Contractor appointed by OpCo.Coordinate with AV, show systems, and interactive technology teams to ensure smooth integration into scenic and decorative elements.Conduct regular site inspections to ensure finishes, materials, and workmanship meet design and quality expectations.

2. GC1 Monitoring & Coordination (Landlord-Managed Package)

Act as the key point of coordination between the landlord’s GC1 contractor and WBD’s/OpCo’s internal project teams.Monitor progress, quality, and compliance of base building works to ensure alignment with the pre-agreed project requirements.  Oversee and uphold Construction Quality requirements with GC1 to ensure a robust in-process inspection and testing plan is in place.Identify potential risks or conflicts in GC1 execution that may impact GC2 decoration and overall project timeline.Liaise with landlord representatives and regulatory authorities to ensure seamless handover between GC1 and GC2 phases.  Assist GC2 general contractor mobilise and obtain the necessary permits.Report on GC1 progress, challenges, and mitigation strategies to internal stakeholders.Oversee the close-out of GC1 with a robust completion walkdown process which includes critical Inspections and Testing documentation.

3. Construction Planning & Execution

Actively participate in Design Review for constructability, construction execution approach and techniques.Develop and maintain detailed construction schedules for GC2 works, ensuring they align with GC1 completion timelines.Establish clear milestones for fit-out, scenic integration, and operational handover.Ensure that all structural and MEP requirements from GC1 are properly coordinated with GC2 decoration and show set installation.Work closely with technical teams to ensure seamless integration of audio-visual, show control, and mechanical elements within decorative finishes.Oversee the implementation of a Permitting/Licensing Plan during GC2 construction phase.

4. Quality Control & Compliance

Ensure all decorative works comply with local building codes, safety regulations, and quality standards.Implement strict QA/QC processes to ensure all scenic and interior elements meet design intent.Work closely with vendors to review prototypes, mock-ups, and material samples before full-scale production.Ensure health and safety standards are upheld across all GC2 works and provide guidance on GC1 safety concerns where necessary.

5. Budget & Procurement Oversight

Manage budgets for GC2 fit-out and decoration works, tracking expenditures and identifying cost-saving opportunities.Oversee procurement and vendor negotiations for scenic fabrication, finishes, and materials.Approve invoices and variation orders, ensuring value-for-money solutions while maintaining quality.

6. Stakeholder & Cross-Team Coordination

Act as the key liaison between our designers, Operations Team, project managers, GC2 contractors, and scenic vendors.Provide regular construction updates to senior management and flag potential risks early.Work closely with Operations Teams to ensure smooth handover and readiness for opening.

Qualifications & Experience

University Degrees from relevant areas of study.

Proven Experience

Over 20 years of experience in the design and construction industry, and 8+ years of construction management experience, with a strong focus on similar standards of themed attractions, high-end fit-outs, or retail developments in China.

Specialised Knowledge

Expertise in scenic fabrication, themed decoration, interior finishes, and AV integration.

Project Leadership

Strong background in managing multi-package construction projects, particularly those involving landlord-managed base building works.

Cross-Team Coordination

Experience working with designers, creative teams, and contractors to bring immersive environments to life.

Regulatory & Compliance

Knowledge of local building codes, fire safety regulations, and construction permitting in China.

Communication Skills

Proficiency in English and Mandarin is mandatory.

Certifications

PMP, PRINCE2, or Construction Management certifications preferred.
