JLL is hiring a Senior Building Operator for it's industrial portfolios in the East End and Kanata. This portfolio consists of industrial properties including office buildings and a large complex - warehouses, server rooms, labs and related office space. We will rely on your expertise in building systems maintenance and repairs to ensure our clients are comfortable and the their work space is safe. You will have the opportunity to participate in improvement initiatives and projects in sustainability and technology with industry leading practices.
WHAT YOU’LL BE DOING:
Perform maintenance, monitoring repairs to the Mechanical, Electrical, Plumbing, Structural, Furniture, Fire & Life Safety, and Control systems for the facility to maintain facility and building systems up to applicable building code and standards as assignedMaintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levelsAssist with software set up/upkeep and performing of preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systemsAssist with contractors, working under the direction of the Property Management Team and Operations Manager as required; to complete repairs, obtain pricing and manage maintenance service agreementsRespond to tenant service requests and provide excellent customer service when interacting with all tenants and the general publicEnsure that work performed in tenant space is accomplished with a minimum of disruption and is followed by adequate cleanupRecord readings and adjust where necessary to ensure proper operation of equipmentComply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplaceAssist in reviewing daily and monthly client service request summaries to pinpoint and correct recurrent operational problemsEvaluate vendors and suppliers on a regular basis regarding quality and competitive pricingPrepare and submit work order requests for work completed outside the daily work order systemMonitor the quality and pricing of maintenance work performed by outside contractorsEnsure the property is maintained in a first-class manner, including first impressions of curb appeal, aesthetics, safety hazards, and the welfare of the propertyAssist with monthly and annual building inspections as well as tenant unit inspections when requiredMay be required to attend to afterhours emergency situationsPerform other duties as assigned from time to timeWHAT YOU BRING
5+ years of building operator or maintenance technician experience preferably in a commercial, industrial, or retail environmentBES Certification or SMA certification is considered an assetA clean and valid driver’s license and reliable vehicle (mileage reimbursed)Must be able to lift up to 60 lbs. and climb up to 30 ft ladders.Must be available to participate in an on-call rotation and work overtime as requiredWHAT’S IN IT FOR YOU
