Senior Associate, Timberland Portfolio Management Analyst - Nuveen Natural Capital

The Timberland Portfolio Management Analyst is key in supporting the natural capital investment team and is primarily responsible for leading the quarterly valuation process across a global timberland portfolio. The analyst also supports investor reporting, financial modeling, and strategic planning while working closely with the portfolio, acquisitions, and finance teams to support transactions and analyze investment performance.


Key Responsibilities and Duties

Lead the quarterly valuation process for timberland assets, including managing RFPs, selecting appraisers, coordinating data requests, ensuring compliance with valuation standards, overseeing internal reviews and approvals, and communicating results to investors.

Prepare quarterly and annual investor reports for global investment vehicles, covering investment activity, performance commentary, and market updates.

Support portfolio management and project execution, including preparation of quarterly/annual management reports, operating budgets, long-term business plans, and financial analysis (e.g., asset- and portfolio-level financial modeling).

Develop presentation materials to support communications with clients and senior leadership.

Conduct industry research and portfolio analysis to inform strategic recommendations and support ad hoc initiatives as needed.

Base Pay Range: $75,000/yr - $145,000/yr

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.  In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
