Senior Analyst, Account Management Services

We are looking for an experienced senior analyst to support the management of a commercial real estate portfolio in the EMEA region (excluding Nordic countries), which comprises approximately 360 lease agreements. The person in this position will be responsible for comprehensive administrative support, collaboration with multiple stakeholders, and ensuring compliance with internal procedures.

Responsibilities: 
 

Portfolio administration:

Conducting periodic Trust and Compliance Checks of landlords and subtenants (every 3 years)Coordinating the lease closure process, including verification that all obligations have been fulfilled through contact with various internal departments

Financial process management:

Updating and maintaining lists of payment approversUpdating cost coding lists in cooperation with the accounting and AP departmentsSupporting resolution of technical payment issues, tracking cases, and engaging appropriate stakeholdersHandling ad hoc payments, including security deposits, annual sublease registration taxes, and others (e.g., broker fees)Creating customer accounts in a dedicated system

Mergers & Acquisitions support:

Regular meetings with the M&A teamVerifying the completeness of documentation required for M&A processesObtaining necessary information and documents from stakeholders

Bank guarantee management

Coordinating communication during bank guarantee wording negotiations, particularly in cases of:Transferring guarantees to a new bankTaking over agreements as part of mergers and transferring guarantees to IBM's bankCollaborating with landlords, Treasury and Legal departments, banks

Systems support

Coordinating annual testing of new Tririga versions

Requirements:

Bachelor’s or Master’s degree, preferable in Real Estate/Administration3+ years of relevant business environment experience, minimum 2 years’ experience in real estate related fields.  Strong knowledge of MS Office (Outlook, Teams, Word, Power Point, Excel – advanced formulas, and pivot tables, basic VBA would be an asset).  Fluent spoken and written Business English (enabling leading conference calls and trainings delivery).  Strong communication skillsAbility to see through data and translate it into understandable outputs (e-mails, PowerPoint presentations, Word documents, Excel spreadsheets).  Ability to deliver tasks with minimal supervision, skill to plan and execute autonomously, client focused, open – minded and willing to challenge status quo.
