This is an individual contributor role where you will be instrumental in driving business growth, building strong client relationships, and executing strategic leasing initiatives within Bangkok's dynamic commercial real estate market. RESPONSIBILITIES: + Drive new business development and client acquisition strategies to expand market share in the office leasing sector. + Lead complex negotiations between landlords and tenants, structuring mutually beneficial lease agreements and successfully closing transactions. + Develop and maintain strong relationships with clients, stakeholders, and industry professionals to enhance business opportunities and client retention. + Conduct in-depth market research to identify emerging trends, opportunities, and competitive intelligence, providing valuable insights to clients. + Track and report on market inventory, vacancy rates, and pricing trends to inform strategic decision-making. + Assist in the development of compelling marketing materials, including brochures and online listings, to effectively promote available properties. + Organize and participate in open houses and property tours for potential tenants, showcasing properties effectively. + Monitor lease expirations and renewals, proactively assisting clients in strategic planning for property management. + Provide ongoing, exceptional support to clients throughout the entire leasing process, addressing questions and concerns promptly. + Stay updated on local zoning laws, regulations, and market conditions to provide accurate and timely advice to clients. + Assist in financial analysis, including cash flow projections and investment return calculations, to support client investment decisions. + Achieve and exceed individual sales targets and key performance indicators (KPIs) for leasing transactions. QUALIFICATIONS: + Bachelor’s degree in real estate, business, finance, or a related field. + At least 5 years of proven experience in commercial real estate sales/leasing, with a strong focus on office properties. + Exceptional client relationship management skills with a track record of understanding client needs and delivering tailored solutions. + Highly proficient negotiator with excellent communication and presentation abilities. + Self-motivated and target-driven, with the ability to operate independently in a fast-paced, competitive environment. + Strong business acumen and analytical skills to interpret market data and support financial analysis. + Proficient in Microsoft Office Suite (Word, Excel, and PowerPoint). + Fluency in both Thai and English (reading, writing, and speaking) is required.
