Position Summary:

We are seeking a highly motivated and detail-oriented Retail Portfolio Manager to oversee the day-to-day operations and performance of a portfolio of grocery-anchored shopping centers. This role is responsible for driving asset value through operational excellence, financial oversight, and collaboration with leasing, property management, and ownership.

The ideal candidate will bring a proactive and creative approach to solving operational challenges and identifying value-enhancing opportunities. This individual will support strategic planning efforts, guide capital improvement initiatives, and serve as the primary operational contact for both internal teams and external clients.

Key Responsibilities:

Leasing Oversight:Track all new and renewal leasing activity across the portfolioReview lease terms, rent rolls, and occupancy reports to monitor leasing performancePartner with leasing brokers to support and implement asset-level leasing strategiesFinancial Performance & Reporting:Review and analyze monthly and annual financial reports and budgetsIdentify variances, trends, and opportunities to improve net operating income (NOI)Collaborate with accounting and property managers to ensure financial integrityOperational Oversight:Provide day-to-day operational guidance to third-party property managersEvaluate and support capital and maintenance initiativesEnsure property performance aligns with operational benchmarks and ownership goalsStrategic & Capital Planning:Assist in developing long-term strategic business plans for each propertyOversee budgeting and implementation of capital improvement projectsMonitor project performance, timelines, and returns on investmentClient Communication & Reporting:Serve as the main point of contact for ownership on operational mattersDeliver regular reports and portfolio updates tailored to client expectationsLead or participate in recurring calls for each assetSite Visits & Portfolio Review:Conduct property site visits at least twice annuallyDocument findings and follow up on operational, leasing, and maintenance items

Qualifications:

Minimum of 5 years of experience in commercial real estate, with a focus on retail operations or asset managementExperience with grocery-anchored shopping centers is strongly preferredBachelor’s degree in Real Estate, Finance, Business, or a related fieldStrong knowledge of retail leasing, property operations, budgeting, and financial reportingFamiliarity with capital budgeting and oversight of capital improvement projectsAbility to contribute to strategic planning at the asset and portfolio levelDemonstrated ability to think proactively and creatively to enhance property valueExcellent communication, organizational, and interpersonal skillsProficient in Microsoft Excel; knowledge of Yardi, MRI, or similar property management software is a plusFamiliarity with ARGUS is preferredWillingness to travel for on-site visits and client meetings

Estimated total compensation for this position:

100,760.00 – 146,080.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
