Job Description
Location: Dallas, TX
Primary Responsibilities: The Residential Project Specialist (RPS) is responsible for overseeing residential construction and renovation projects within a designated market. This role ensures that work is completed on schedule, within budget, and in alignment with the company’s quality standards. Acting as the primary liaison between vendors and internal teams, the RPS manages site inspections, vendor performance, training, and compliance with key operational metrics.
Skills & Competencies:
3+ years of experience in residential construction or project management, preferably within the single-family rental sectorStrong understanding of construction, renovation, and maintenance best practicesProficient in project management tools (SiteCapture and TaskRay preferred)Excellent organizational skills with a focus on detail, timelines, and documentationStrong communication and vendor management abilitiesProven ability to work independently and collaborate with cross-functional teamsEffective problem-solving and troubleshooting capabilitiesAbility to travel extensively within the assigned marketValid driver’s license and reliable transportationEssential Job Functions:
Construction Oversight:
Manage the end-to-end construction process for assigned homesConduct kickoff meetings, progress checks, and final punch walksTrack project spend and ensure adherence to scope and budgetInspections & Quality Control:
Review inspection reports and ensure compliance with company standardsSubmit and track change orders as neededMaintain quality control across all vendor workVendor Management:
Serve as the lead contact for vendors in the fieldSupport onboarding, training, and performance evaluationsEnforce vendor adherence to workflows, scopes, and timelinesOperational Support:
Review and coach vendors based on Move-In work orders and service issuesComplete minor tasks during home turns using approved materialsProvide on-site support for maintenance issues and market needsCollaboration & Consultation:
Partner with peers to align on project scopes and resolutionsSupport acquisitions through field insights during due diligenceTechnology & Reporting:
Use project management tools to track and document project progressEnsure timely reporting and KPI compliance across all assignmentsOther duties, as assigned by supervisor or leadership team.Key Metrics & Responsibilities:
