Regional Real Estate Director, Southern California

Position Overview

The Regional Real Estate Director is responsible for ensuring the delivery of all aspects of corporate real estate strategies and services for a designated regional healthcare portfolio (Southern California). This senior-level position provides strategic support and recommendations in portfolio management, transaction execution, and asset optimization to support organizational goals while maximizing real estate value. This role advises regional executives and implements their decisions.

Key Responsibilities

Strategic Leadership

Develop and recommend comprehensive real estate strategies aligned with regional and enterprise business objectives

Collaborate with regional leadership to recommend real estate solutions and analysis for market expansion, and strategic initiatives

Provides and interprets healthcare market trends and demographics to inform real estate decisions

Identify value-adding opportunities to optimize asset utilization across the portfolio

Present comprehensive financial analyses and strategic recommendations to senior executives, including discounted cash flow (DCF), return on investment (ROI), net effective rent (NER) calculations, lease versus buy evaluations, property comparisons, and net present value (NPV) assessments

Client Relationship Management

Build and maintain strong relationships with key stakeholders across regional clinical and administrative departments

Serve as trusted advisor on real estate matters to regional leadership

Communicate effectively with executive stakeholders on strategy, performance, and recommendations

Understand departmental business drivers and translate them into effective real estate solutions

Provide regular reporting and insights on portfolio performance and market conditions

Portfolio Management

Maintain deep knowledge of the regional portfolio, including detailed understanding of departmental space utilization

Track key performance indicators for occupancy and financial metrics

Create long-term portfolio recommendations that align with regional/market business objectives

Anticipate portfolio events (lease expirations, options, terminations) and propose appropriate responses

Identify market trends and communicate implications to stakeholders

Suggest portfolio rationalization initiatives to improve space utilization

Asset Management

Establish asset-specific business plan recommendations with clear performance targets

Advise on tenant mix optimization strategies for multi-tenant healthcare properties

Collaborated with Property Management to recommend capital improvement programs to maintain competitive positioning

Monitor and analyze market occupancy, rental rate, and acquisition benchmarks

Recommend leasing strategies, tenant improvement allowances, and lease concessions

Transaction Management

Self-perform or collaborate with Property Manager and Transactions Managers on the execution of acquisitions, dispositions, leases, and development projects

Evaluate real estate alternatives from qualitative, financial, timing, and risk perspectives

Recommend favorable lease terms, purchase agreements, and service contracts

Work with legal counsel on transaction documentation including LOIs, RFPs, lease agreements

Ensure compliance with corporate approval processes and documentation standards

Project Management

Shape the planning and execution strategy for real estate projects

Coordinate with internal teams and external stakeholders throughout project lifecycles

Collaborate on project budget and schedule recommendations

Team & Resource Management

Influence, Mentor and coordinate regional team of real estate professionals in a matrix organization

Communicate regional leadership needs, goals and performance expectations to team members and ensure delivery.

Foster collaboration among multidisciplinary teams to achieve optimal outcomes

Manage relationships with external service providers and consultants where appropriate.

Financial Management

Ensure data integrity for quarterly and annual financial reporting

Analyze financial implications of real estate decisions and recommend cost-saving measures

Propose risk mitigation strategies for the portfolio

Monitor established financial performance metrics for the regional portfolio

Qualifications

Experience and Education

Bachelor's degree in Real Estate, Business, Finance, or related field; MBA or advanced degree preferred

10+ years of progressive experience in healthcare real estate, asset management, or related field

Proven track record in strategic portfolio planning and optimization preferably in healthcare environments

Experience supporting complex real estate transactions and development projects.

History of successful leadership in a matrix organization.

Knowledge and Skills

Deep understanding of healthcare real estate market dynamics, regulations, and compliance requirements

Strong financial acumen with ability to analyze complex real estate transactions and strategies

Excellent communication skills with demonstrated ability to influence without authority

Knowledge of lease accounting, property management interfaces, and facility planning

Understanding of healthcare construction management and project delivery methods

Proficiency with real estate technology platforms and data analysis tools

Leadership Competencies

Strategic thinking with ability to align real estate recommendations with business objectives

Strong leadership presence and executive communication skills

Ability to influence stakeholders at all levels without direct decision authority

Excellent problem-solving abilities with a solutions-oriented mindset

Resilience and "intestinal fortitude" to stand firm in an advisory role when appropriate

Active listening skills and emotional intelligence

Ability to build trust and credibility with clients and team members

Exceptional organizational skills and attention to detail

Working Conditions

Regular travel within the Southern California Region (approximately 30-40%)

Occasional extended hours to meet project deadlines or attend stakeholder meetings

Ability to manage multiple priorities in a fast-paced healthcare environment

Flexible work arrangements with regular presence at regional office locations

Estimated total compensation for this position:

120,000.00 – 160,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
