**Summary of Position:**
The Real Estate Portfolio Manager is responsible for overseeing lease negotiations and portfolio management for existing stores within an assigned territory. This includes negotiating lease renewals, rent reductions, and dispositions, while ensuring critical lease dates are addressed proactively and in the best interest of the company. The role requires strong cross-functional collaboration, landlord relationship management, and a strategic mindset to identify and drive cost-saving opportunities.
**Key Responsibilities:**
+ Negotiate lease renewals, rent adjustments, and other contractual lease terms to secure the most favorable outcomes.
+ Present leasehold events and recommendations for approval, including financial and operational impacts.
+ Partner with the Director of Portfolio Management on day-to-day lease issue resolution and key date management.
+ Collaborate with Real Estate Managers, Operations, Property Management, and other departments to inform negotiations and drive alignment.
+ Maintain detailed project files documenting approvals, milestones, and cost savings.
+ Prepare and present lease analyses to highlight risks, opportunities, and potential savings.
+ Ensure formal procedures are followed for store closing decisions, including proper communication and documentation.
+ Support ongoing evaluation and decision-making related to underperforming stores, including the “Bottom 100” list.
+ Leverage lease expirations, renewals, relocations, and expansions in coordination with the Leasing team to drive long-term portfolio strategy.
+ Build and maintain strong relationships with landlords, brokers, and peer retailers to support negotiation efforts and market insight.
+ Monitor and manage lease notification and critical dates using the company’s real estate database.
**Minimum Qualifications:**
+ Minimum of 5 years of experience in corporate real estate, with a strong understanding of lease negotiation and real estate transactions.
+ Proven ability to negotiate complex lease terms and rent reductions.
+ Strong strategic thinking and problem-solving skills.
+ Detail-oriented with excellent organizational and multitasking abilities.
+ Strong verbal and written communication skills.
+ Proficiency in Microsoft Excel and other real estate systems/tools.
+ Ability to travel up to 25%.
+ Knowledge of various real estate markets and market trends.
**Preferred Qualifications:**
+ Bachelor’s degree in Business, Real Estate, Finance, or a related field.
