Position Summary
The Paralegal - Property Development supports the property development attorneys and business counterparts. This role would exclusively support the property development functions.
Job Duties/Responsibilities
Review, revises and analyzes leases, letters of intent, amendments, declarations, easements and other real estate and development related contracts.Review title and survey for sites, draft title objection letters and internal memos, communicate professionally with sellers, title companies, surveyors and landlords regarding the same.Review, revise and analyze purchase agreements to prepare comprehensive closing checklists, closing documents and coordinate internally and externally to achieve efficient closing on real estate.Prepare first drafts of simple purchase agreements, amendments to purchase agreements and leases and other correspondence for review and approval by attorneys.Assist property development attorneys, paralegals and business counterparts in all aspects relating to real estate and development, including property management and lease administration.Track and manage critical dates within contracts.Review due diligence and respond to due diligence requests.Review and assist with joint venture agreements and property management agreements.Prepare first drafts of less complex property management agreements and amendmentsAnalyze whether real estate and broker licenses are needed for Life Time Living and Life Time Stay business lines in new jurisdictions. Track status of real estate and broker licenses and permits in various jurisdictions for Life Time Living and Life Time Stay business lines.Minimum Required Qualifications
Experience in reviewing, revising and analyzing leases.Experience in reviewing, revising and analyzing purchase agreements.Experience in preparing for and managing real estate closings.Experience in reviewing title and survey.Excellent oral and written communication skills.Highly organized.Strong critical thinking and analytical skills, including ability to define problems, collect and analyze data, draw valid conclusions and recommend solutions.Able to effectively multi-task with tight deadlines independently and on a team with diverse personalities and work styles. Self-motivated.Able to build strong interpersonal/working relationships with Life Time business unit ownersAbility to operate a personal computer, including strong experience with Microsoft Word, Excel, Outlook, WebEx, Microsoft Teams, Smartsheets and PowerPoint.Experience in real estate and broker licensing requirements.Experience with various types of real estate joint ventures.Experience with property management agreements.Education:
A.A. degree, but B.A. degree preferredYears of Experience:
5 to 10 years’ experience as real estate paralegal, preferably in-house or law firmLicenses / Certifications / Registrations:
