Real Estate Manager - Hybrid Requisition Id: 381015 Business Unit: LTL Location: Ann Arbor, MI, US, 48105 **What you’ll need to succeed as a Real Estate Manager at XPO** Minimum qualifications: + Bachelor’s degree or equivalent related work or military experience + 5 years of Real Estate experience + Experience with leasing and analytics + Aptitude of finance and accounting + Experience with MS Office Suite + Experience drafting and reviewing legal documents + Experience negotiating complex real estate transactions + Experience with lease administration software Preferred qualifications: + Experience in a supervisory or management role + Owner’s Rep experience + Experience working Internationally **About the Real Estate Manager job** Pay, benefits and more: + Competitive compensation package + Full health insurance benefits are available on day one + Life and disability insurance + Earn up to 15 days of PTO over your first year + 9 paid company holidays + 401(k) option with company match + Education assistance + Opportunity to participate in a company incentive plan What you’ll do on a typical day: + Build and maintain strong relationships within the real estate community through ongoing engagement with landlords, brokers, and market peers + Negotiate lease agreements, amendments, purchase and sale agreements, easements, other legal instruments, and manage property dispositions in alignment with company goals + Lead site selection and negotiation efforts for greenfield developments, expansions, consolidations, and acquisitions of existing facilities + Oversee due diligence for potential acquisitions, including title reviews, environmental reports, condition assessments, and permitting + Coordinate development timelines with Construction, architects, municipalities, and other stakeholders to ensure alignment with approval processes + Collaborate with Facilities on projects and operating expenses related to property improvements and maintenance + Perform pro forma modeling, portfolio analysis, and financial forecasting to support strategic real estate decisions + Prepare and present Business Cases for major real estate projects to executive leadership. + Review and reconcile lease expenses, rent, CAM charges, property taxes, and other occupancy-related costs + Manage and maintain location records and lease documentation within internal databases and lease administration systems + Conduct property site visits, analyze market conditions, and assess competitive positioning to inform strategy **About XPO** XPO is a top ten global provider of transportation services, with a highly integrated network of people, technology and physical assets.
