Pay Range: $101,272 – $151,907

What you’ll be working on:

We are looking for a highly capable Real Estate Manager to support GreenDrop’s growth goals.  In this role, the Real Estate Manager will primarily be responsible for market evaluations, identifying prospective sites, negotiating lease and license documents/amendments, negotiating, and managing lease and license renewals and working closely with Legal, Facilities and Construction Departments.  This role reports to the Vice President of Real Estate.

What you have:

Managing the market evaluation of growth trade areas in the Northeast of the United States.Promote GreenDrop to landlords, local government officials and community groups to gain support for new site acquisition.  Identify pipelines for new GreenDrop growth, including new markets.Provide project management for the new GreenDrop sites to meet requirements while controlling budget, scope, and timeline.Develop and maintain relationships with key landlords and municipalities to facilitate future development opportunities.Identifying and managing a Brokerage network in each state or province.Managing the site identification in each trade area.Working with cities and landlords on land use zoning issues.Understanding market trends and comp rents.Preparing, submitting, and negotiating offers to lease or license.Negotiate lease extensions as required to ensure continuity of operations.Monitoring real estate expenditures and assisting the Lease Administration Team in conflict resolution.

 

Required Knowledge, Skills, and Abilities:

Experience with strategies aimed at communicating (verbal and written) with a target audience (Landlords and Municipalities) for the purpose of promoting a product.Strong public speaking and presentation skills.Experience communicating and negotiating with local government officials and community groups.Public relations experience.Experience or knowledge identifying pipelines for new business growth, including new markets.Skill or experience with negotiation, typically in a business, financial, or legal context.Skills or experience related to project management. Project management includes planning, executing, and monitoring projects to meet requirements while controlling budget, scope, and timeline.Skilled at developing and maintaining relationships with key landlords and municipalities.Experience in real estate management and the ability to negotiate contracts. An outstanding real estate manager will be someone with sound financial knowledge and at least 5+ years’ experience.Extensive experience in managing property development.Knowledge of applicable property law, taxes.
 

Minimum Required Education, Training and Experience:

Bachelor's degree: Preferably in real estate, finance, business administration.A minimum of 5 years’ experience in commercial real estate. 

o         Preferably in Tenant Representation.

o         Real Estate experience on the West Coast, preferably throughout the USA.

Proficient project management skills

 

FLSA: Exempt

 

Travel: 50%
