The Maintenance Manager is primarily responsible for leading a safe, high performing team of technicians that analyzes, troubleshoots, and repairs broken equipment, while also performing preventive maintenance tasks. This role is responsible for ensuring that multiple equipment types within the Regional Distribution Center (RDC) are fully operational when needed, and that the facility is kept in good condition. The Maintenance Manager ensures that repair work is performed in compliance with applicable laws. This role is also responsible for identifying capital repair work and the contractors that will perform the work. In addition, the Maintenance Manager is ultimately responsible for the training and development of the Maintenance Supervisors, Mechanics and Maintenance Utilities.
**What You Will Do**
+ Ensures Preventative Maintenance (PM) system is operational and populated with appropriate PM requests
+ Identifies, validates, and implements new PM technologies and techniques
+ Ensures or provides cross-training for mechanics to maintain skill level of team in multiple crafts, such as, electrical, hydraulic, mechanical, automotive, welding, etc.
+ Identifies and sets up capital projects; identifies potential contractors and vendors to support these projects; monitors or directs contractor assignments
+ Establishes and communicates a clear career path for mechanics and ensures opportunities are provided for development
+ Maintains licensing certification and skill set (as mandated by law)
+ Provides opportunities for mechanics to attain appropriate licenses for development and promotion
+ Empowers mechanics to be accountable for their repairs and data entry
+ Ensures that maintenance associates receive the training and feedback to be competent, confident, comfortable, and consistent in their work in various areas including powered equipment, conveyors, and lighting
+ Ensures the department remains connected to the goals and overall direction of the facility by taking steps regularly to educate and communicate to the workforce, spending time building alignment with other managers, and by participating in daily operational activities
+ Ensures supervisors remain connected to their teams on a daily basis by maintaining open communication with their associates and taking steps to ensure individual and team engagement
+ Shares new techniques and improvements with other Maintenance Managers within the network
+ Brings back new ideas and techniques and applies them to local maintenance practices
+ Identifies staffing needs and attracts and hires talented individuals for: Parts Clerk, Maintenance Clerk, Supervisors, and Mechanics as needed or as business conditions warrant
+ Takes a lead role in implementing corporate initiatives
+ Assists associates with HR related issues including questions/concerns with attendance, pay, benefits, job changes, voluntary terminations, I-9 verification, unemployment claims, and workplace accommodations
+ Sets goals and communicates clear expectations for associates and provides timely and constructive feedback
+ Monitors and manages associate performance, holding them accountable to expected behaviors and performance levels
+ Provides resources and support to associates as needed
+ Communicates effectively with associates regarding business objectives or current issues
+ Provides associates with meaningful developmental opportunities and prepares them for upward promotion if interested
+ Sponsors and leads associates through change
+ Additional Responsibilities
+ Develops action plans for associates as needed
+ Assigns new associates to experienced associates for shadowing and training
+ Develops training checklist and requirements for mechanic roles
+ Reviews training checklist and tests for proficiency; certifies the successful completion of training
+ Completes maintenance documentation
+ Troubleshoots and adjusts Programmable Logic Controller (PLC) programs
+ This position manages/supervises people
Minimum Qualifications
+ Bachelor's Degree Supply Chain Management, Engineering, or related field and 3-5 Years 3 Years Experience in distribution center operations or related area (or 7 years of experience in distribution center operations or related area with increasing responsibilities if education requirement not met)
+ Leadership experience with or without direct report responsibility
+ Experience in mentoring and coaching others
+ Experience with repairing/maintaining one or more of the following types of systems or equipment: conveyors, electro-pneumatic PLC controlled systems with photo eye detectors, electrical systems (440V or less), hydraulic and pneumatic systems, forklifts/reach trucks/floor sweepers/yard trucks, automatic systems, HVAC, basic plumbing systems, fabrication/welding
+ Proven record of complying with safety requirements, and experience building a culture of safety among subordinates and peers
+ Experience reading and interpreting blueprints, electrical schematics, and various technical drawings
+ Experience using troubleshooting processes to resolve problems
+ If required by applicable law, certifications for performing supervisory electrical work in an industrial facility
Preferred Skills/Education
+ Experience using power equipment (e.g., forklift, reach truck, yard truck)
+ Experience troubleshooting and performing simple fixes to PLC programming
+ Leadership experience with direct report responsibility
+ Experience managing resources, time and budgets
+ Experience working with and communicating to leadership all levels of the organization
+ Experience taking a lead role in a Corporate-led initiative or leadership experience in another Lowe’s supply chain network facility
