To assist immediate superior in the day to day operations of the site, to supervise the staff / vendors under his / her charge and to ensure that the clients is provided with a high standard of service at all times. Undertakes any other duties as assigned by the Management / Immediate Superior. Ensure successful completion of scheduled activities. Deal with complaints diligently and tactfully. Ensure that a high level of professionalism and customer service is maintained at all times.
Operational MattersTo conduct daily checks to ensure that the common areas are cleaned and the garden is maintained.To liase with the building owner on matter related to M&E services.To conduct regular inspections with the term contractors (cleaning, pest control, fire protection system and lift) to ensure that the services are carried out / maintained to the standard set by the Management and or the authorities.To conduct daily checks on the other common property not maintained by a term contractor to ensure their soundness and proper maintenance.To supervise the testing of plumbing fittings, periodically to uncover any defects, by-pass timer, controls periodically to turn on lights to check for defective ones.To maintain a checklist on the maintenance works to ensure that repeats are not excessive.To propose / recommend improvement, repairs and upgrading works when appropriate and ensure that such are carried out properly when approved.To coordinate and supervise movers to minimize downtime.To monitor and furnish regular reports on any intrusion, irregularities and unsafe practices.To monitor the servicing and maintenance of the A/C services.To supervise the installation of Artwork and signage.Energy Management
To monitor PUB consumption and reading of building equipment and fittings for irregular consumption and take corrective measure if necessary.To review and recommend for approval cost-saving or cost-effective measures to reduce consumption or measures that would increase durability.Office, guardhouse, stores and resting areasTo ensure good housekeeping practices is maintained at all times.Emergency SituationTo lay down procedures and contract numbers of persons to be contacted for dealing with emergency situations such as pipe burst, fire, power failures, structural damage, etc.To ensure the implementation and maintenance of the OMS system in accordance to establish organizational standard.Location:
