All while understanding that **together** we are even better. **Shift** : Monday- Friday Full time 8am-5pm **Job Location** : Altamonte Springs, FL **The role you will contribute:** The Property Manager is a real estate professional who is responsible for leasing, maintenance and image of AdventHealth's commercial office buildings and actively participates in outstanding customer service and accepts responsibility in maintaining relationships that are equally respectful to all. The Property Manager will utilize the Assessing, Planning, Implementing and Evaluating (APIE) Process. She/he will also adhere to the AdventHealth Corporate Compliance Plan and to all rules and regulations of all applicable local, state and federal agencies and crediting bodies. The Property Manager will act as a liaison for problem resolution when problems arise in the medical office buildings. Interact with vendors, contractors, architects, and various AH departments and persons to keep the day-to-day activities of the medical office buildings running smoothly. **The value you will bring to the team:** + Consistently demonstrates through behavior AdventHealths core values of Integrity, Compassion, Balance, Excellence, Stewardship, and Teamwork. + Manage assigned buildings on a day-to-day basis assisting tenants with their needs and questions. + Buildings assigned are AdventHealth owned or buildings leased by an AdventHealth department. + Visit assigned buildings to inspect on a regular basis; a quarterly written inspection is required. + Assist with getting new tenants into their spaces to include ordering signage, keys, etc. + Work closely with other AdventHealth departments whenever construction projects occur in an owned or leased building. Must be aware of any projects occurring at assigned buildings. + Lease contract administration enforce the terms of leases with each tenant. + Assist the Real Estate Leasing Manager with any questions related to getting a lease finalized. + Participate in annual budget preparation. Responsible to keep revenue and expenses within budget guidelines. + Demonstrate AdventHealths core values, as mentioned above, to all tenants and vendors. Actively participate in outstanding customer service and accepts responsibility in maintaining relationships that are equally respectful to all. + Assess building conditions and create appropriate work orders to correct any deficiencies in building appearance or operations. + Work with vendors via a bidding process to facilitate action to repair and maintain buildings. + Travel required within the Central Florida Division as needed to visit assigned buildings. + Performs other duties as assigned by Director. **The expertise and experiences youll need to succeed:** Grad or Equivalent Required 3 years of medical or commercial property management experience or 3 years of customer service experience or equivalent experience within a property management department Lease contract administration Commercial real estate financial statement analysis **Preferred Qualifications:** Certified Property Manager (CPM)-IREM or Real Property Administrator (RPA) Preferred Experience preparing annual budgets Preferred 2 years medical or commercial property management experience Bachelor's BS/BA degree in real estate, business, or related field This facility is an equal opportunity employer and complies with federal, state and local anti-discrimination laws, regulations and ordinances.
