**About The Role:**
Responsible to work with the Senior Real Estate Manager or higher staff in managing all aspects of a single commercial property including marketing, operations and financial activities in accordance with the real estate management agreements and CBRE Policies.
Working onsite in downtown Chicago, IL USA.
**What You'll Do:**
+ Using independent discretion, respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly and/or contracts for services as needed. Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
+ Perform periodic regular property inspection based on independent review and assessment, recommend to clients and/or approve on client's behalf the alterations, maintenance and reconditioning as necessary. Contract for and supervise vendor services as required.
+ Manage and give approval for accurate payment of vendor invoices on behalf of the property owner in alignment with the management agreement and company policies.
+ Manage the preparation of and gives approvals on accurate tenant billings.
+ At owner's discretion, market the property, showing space to prospective tenants. Coordinate tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.
+ Act as a key contact with property owners to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
+ Develop and control annual budgets for operating and capital expenses based on operating knowledge of the property/portfolio. Forecast management plan and prepares monthly performance, explaining variance.
+ Collect rent and pay expenses in compliance with lease terms. Obtain account receivable aging reports and independently initiate procedures to address tenant delinquencies. Prepare all required legal notices. Recommend and coordinate legal action as necessary.
+ Develop business relationships through membership and participation in professional, industry/trade and civic organizations.
+ Perform other duties as assigned, and act as Senior Property Manager in their absence.

+ Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Active real estate license required.
+ Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
+ Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Extensive organizational skills with a strong inquisitive mindset.

**Equal Pay Disclaimer**
CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for theProperty Manageris $90,000 annually and the maximum salary is $110,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program. This role will provide the following benefits: 401k, dental insurance, health insurance, life insurance, and vision insurance.
