ResponsibilitiesPurpose of Job
\nTo oversee and manage the development of new logistics facilities for DHL Supply Chain and external customers in Japan in line with RES 2x30 strategy targets and beyond.
\nKey Responsibilities
\n\nManage the full development life-cycle including due diligence, design, permitting, construction and handover\nCollaborate with internal stakeholders (e.g. Operations, Solutions Design, Business Development) to align real estate developments with business needs\nLiaise with external stakeholders including general contractors, technical consultants, and local authorities to ensure smooth project execution\nPrepare and present progress updates and risk assessment to senior management\nNegotiate and manage contracts with contractors, suppliers, and service providers to ensure favorable terms and compliance with safety, quality, and environmental standards.\nEnsure compliance with local building codes, zoning laws, and environmental sustainability standards throughout the development process.\nManage and resolve any issues or delays that may arise during the development process, ensuring the project stays on track.\nMonitor and track key performance indicators (KPIs) related to project timelines, cost efficiency, and quality standards. \n\nCustomers & Stakeholders
\n\nHelp in the coordination of development projects from identification to delivery with support of internal DSC stakeholders (Operations, Solutions Design, Business Development)\nCoordinate internal project team activities\nFurther develop relationships with general contractors and external consultants \n\nFinance & Projects
\n\nSupport RES Development Manager and regional RES head in the development of Japan RES projects\nHigh level understanding of facility design, construction execution and the impact on deal outcomes from commercial negotiations \n\nPeople Management
\n\nEstablish and maintain effective working relationship with internal and external key stakeholders in the development process\nShare best practices and act as an advisor to RES team on development topics (e.g., value engineering)\nRequirementsFunctional Experience
\n\nMinimum 8 years post qualification experience across real estate development, construction and/or project management\nWork experience with a recognized and major player in the real estate market, preferably in the logistics real estate sector\nFirst class communication and presentation skills; written and oral.\nAbility to work in high pressure environment and deliver to tight deadlines\nAttention to detail, results focused and solutions oriented\nA collegiate and loyal team player, with strong work ethic\n\n\n
Geographical Experience
\n\nGood market knowledge and a proven track record of managing logistics development and/or investment projects\nExperience and knowledge of Japanese logistics/ industrial real estate markets\nWilling to travel within Japan; role can be based in Tokyo or Osaka (from 2027) \n\nLanguage Requirements
\nFluent level of Japanese and English (written and spoken)
