This individual will be responsible for the comprehensive management of real estate projects, from initial planning and design through construction, occupancy, and final closeout. The Project Manager will play a critical role in ensuring projects are delivered on time, within budget, and to the highest standards of quality. This position requires a proactive and results-oriented individual with a strong understanding of all facets of real estate project management. You will have the opportunity to work with some of the globe's largest companies in life science, tech, finance, and industrial sectors. **Key Responsibilities:** + **Project Execution & Coordination:** Coordinate internal resources, third-party vendors, and consultants to ensure the seamless execution of projects. + **Project Delivery:** Ensure all projects are delivered within established timelines, scope parameters, and budgetary constraints. + **Scope & Objective Definition:** Participate in the definition of project scope and objectives, involving all relevant stakeholders and ensuring technical feasibility. + **Resource Management:** Ensure the availability and effective allocation of project resources. + **Project Planning & Control:** Develop and maintain detailed project plans, utilizing MS Project (minimum), to monitor and track progress. + **Change Management:** Manage changes to project scope, schedule, and costs, employing appropriate verification techniques. + **Performance Measurement:** Measure project performance utilizing appropriate tools and techniques, including key performance indicators (KPIs). + **Reporting & Escalation:** Provide regular project status reports and escalate critical issues to management as required. + **Stakeholder Management:** Manage relationships with clients and all relevant stakeholders, fostering effective communication and collaboration. + **Risk Management:** Proactively identify and manage project risks to minimize potential disruptions. + **Vendor Management:** Establish and maintain positive relationships with third-party vendors and consultants. + **Documentation:** Create and maintain comprehensive project documentation, ensuring accuracy and completeness. + **Client Communication:** Conduct meetings with clients to gather detailed requirements and clarify project specifications. + **Team Leadership & Development:** Delegate project tasks based on junior staff members’ skills and experience, and provide guidance and mentorship. + **Performance Analysis:** Track project performance and analyze the successful completion of both short-term and long-term goals. + **Budget Management:** Meet budgetary objectives and make necessary adjustments to project constraints based on financial analysis. + **Plan Development:** Develop comprehensive project plans to be shared with clients and internal teams. + **Leadership Development:** Utilize and continually develop leadership skills to effectively manage project teams. + **Contract Administration:** Administer construction contracts (JCT or other), ensuring compliance with contractual obligations. + **Procurement & Approvals:** Possess the ability to procure consultant appointments, including defining the scope of services, and building contracts. Demonstrate a strong understanding of statutory approvals (Building Control, Planning, Landlords, etc.). + **Procurement Strategy:** Advise on appropriate procurement routes for assigned projects. + **Meeting Facilitation:** Chair Client and Construction meetings and provide detailed and accurate minutes. + **Contractual Understanding:** Demonstrate a strong understanding of contracts and liability. + **Design & Consultant Management:** Manage designers and consultants to ensure timely issuance of design deliverables. + **Project Closeout:** Oversee and manage all aspects of project closeout, including handover and defect resolution. + **Professional Development:** Attend industry conferences and training as required to maintain proficiency and stay abreast of best practices. + **Documentation & Analysis:** Develop spreadsheets, diagrams, and process maps to document project needs and requirements. + **Additional Duties:** Perform other related duties as assigned. **Person Specification/Requirements:** + **Experience:** Proven working experience in project management, with a minimum of 2-4 years of relevant experience. Ideally from a life science or data center background. + **Project Experience:** Proven experience in all facets of project management for real estate projects, including planning, design, construction, occupancy, and closeout. + **Communication Skills:** Excellent client-facing and internal communication skills, both written and verbal. + **Organizational Skills:** Solid organizational skills, including attention to detail and multitasking abilities. + **Financial Acumen:** Requires knowledge of financial terms and principles, with the ability to calculate intermediate figures, such as percentages, discounts, and commissions. Ability to conduct financial analysis. + **Technical Skills:** Strong working knowledge of Microsoft Office suite. + **Certifications (Preferred):** Project Management Professional (PMP) / PRINCE II certification is a plus. + **Education:** Bachelor’s Degree in an appropriate field of study or equivalent work experience. _Disclaimer:_ _Please be advised that effective January 1, 2025, CBRE Project Management and Turner &Townsend were consolidated into a single global business entity.
