Leverage your project managementexpertiseto deliver impactful projects, drive growth, and manage P&L.Ifyou'rea results-driven leader with a passion for innovation and a strong commercial acumen, apply now! **Job Purpose** + The purpose of the role is to; + Be responsible forgenerating and delivering a variety of project work on our customer sites. + Have full accountability and responsibility for managing anddeliveringprojectwork. + Support the growth of the business sector in line with strategic planning. + The role requires an understanding of the life sciences market or a willingness to learn and preferably some demonstrable experience or knowledge of Labs/R&D/Manufacturing construction. **General Activities:** + Identifyand generate project opportunities from within a set portfolio of maintenance contracts. + Liaisewith key stakeholders on their requirements and explain feasibility of their schemes to become a trusted advisor. + Workwith developers,designersandsub-contractorsto define and document scope(s) of work(s). + Develop and understand the full scope of works in line with the desired project business case and in turn outcome. This is to be within agreed budget requirements andrequiredprofit margins. + Manage,runand draw up tenders on behalf of the customer asrequired.Carry outfull tender analysis of allsub-contractorreturns. + Work within the current CDM process. In the main taking on the role of principle contractor. + Identify,reduceand manage all statutory and commercial risks associated with the project they are leading. + EnsureT&TQHSE practices and processesare fully embeddedin each project. + Ensure full compliance with project management policies and procedures. + Manage the day-to-day operational aspects of the project(s) “end to end”.Activities to include but notbe limitedto estimating, business development, quantity surveying,sub-contractormanagement and site manager duties. + Work closely with relevant stake holders to ensure effective and efficient implementation of the project(s). + Ensure customer acceptance is adhered to, in writing and in line with the project plans. + Mutually agree payment schedules and applications for payment to the benefit of the project and the business. + Ensures project documents are complete,currentand appropriately stored. + Providetimelymonthly reports to the Head of Projects/Business Unit Director in an agreed format. **Business Development:** + Identifyand develop a short/medium- and long-termpipeline of Project opportunities from the portfolio of customers within the Business Unit. + Leverage opportunities through visibility and presence on customer sites. + Liaisewith colleagues todetermineandidentifyproject opportunities. Use case studies to promote business and host key decision makers on show site tours. **Building Relationships:** + Build strong effective working relationships with our customers and site teams. + Build a pipeline of supply partners with the correct approvals in conjunction with the central procurement team. **Commercial Awareness:** + Full accountability for the P&L on each project. + Ensure that all financialobjectivesare met. + Analyse variances andinitiatecorrective actions. + Value allsub-contractoraccounts and make application for payments. + Ensure the projects are commerciallyviableand satisfy the commercial terms of the contract. + Ensure all projectsare managedthrough Company policies and procedures in relation to commercial activities. **The Project Process:** + Define and understand the scope of work to meet the customer’s specification. + Competitively price the works whilst returning expected profit margins. + Review allpreconstructioninformation and implement a construction phase plan. + Engage withsub-contractorsunder the correct commercial terms. + Define the project plan and programme to deliver the works. + Appraise allsub-contractorRAMS to make sure that they are suitable and sufficient + Be in attendance on site for the works inclusive of any out of hour’s requirements. + Set up the QHSE processes and make sure theyaremonitored. + Ensure all variations to the works are captured,costedand claimed for. + Make sure all O&M manuals are complete and available prior to practical completion. + Close out all final accounts with both the customer and all those in the supply chain. **Person Specification** **Skills** + Commercial awareness + Strong financial acumen + Strong influencing and negotiation skills + Ability to present withconfidence + Ability to understand commercial and financialmetrics + Internal and external customer management + Networking skills + Selling and negotiation skills + Ability to deliver todeadlines **Experience** + Minimum of 5 years proven Project Management experience in anM&E,FM,constructionor critical environment + Life Science experience is desirable, but not essential + Proven experience of running a P&L + Demonstrable evidence of having managed a team + Previousexperience of operating at senior level (Desirable) **Qualifications** + CDM regulations + IOSH Managing Safely and/orSMSTS + Recognised technical qualification in construction, M or E orsimilar + Business standardof writtenand verbal literacy and numeracy + Recognised qualification in Project Management + NEBOSH (Desirable) **Circumstances** + Able to travel across the UK as the needs of the rolerequires _Disclaimer:_ _Please be advised that effective January 1, 2025, CBRE Project Management and Turner &Townsend were consolidated into a single global business entity.
