**We are looking for a Project Manager to join the team at Headquarter in Diegem.**
**The candidate has a good knowledge Dutch, French (oral and written).** **English is a plus , basic knowledge is sufficient.**

**About the Role** :
As a CBRE Project Manager, you will be responsible for managing projects for clients within the CBRE local FM portfolio, with direct accountability for project delivery. The purpose of the role is to;
Be responsible for generating and delivering a variety of project work on our customer sites.
Have full accountability and responsibility for managing and delivery of project works.
You are responsible for the management of projects from initiation through completion.
**What You’ll do** :
+ Identify and generate project opportunities from within a set portfolio of maintenance contracts. Work directly with clients to prepare all elements of the project. This includes the scope of work, project delivery resource requirements, cost estimates & budget, work plan schedule & milestones, quality control, and risk identification.
+ Identify and develop a short/medium- and long-term pipeline of Project opportunities from the portfolio of customers within the Business Unit.
+ Leverage opportunities through visibility and presence on customer sites.
+ Develop and understand the full scope of works in line with the desired project business case and in turn outcome. This is to be within agreed budget requirements and required profit margins.
+ Manage all areas of project management for singular real estate projects. This includes planning, design, construction, occupancy, and closeout.
+ Manage, run and draw up tenders on behalf of the customer as required. Carry out full tender analysis of all sub-contractor returns.
+ Identify, reduce and manage all statutory and commercial risks associated with the project they are leading. Ensure the projects are commercially viable and satisfy the commercial terms of the contract.
+ Ensure CBRE QHSE practices and processes are fully embedded in each project. Review all preconstruction information and implement a construction phase plan.
+ Ensure full compliance with project management policies and procedures. Implement project documentation governance that is aligned with company and client requirements.
+ Work closely with relevant stake holders to ensure effective and efficient implementation of the project(s).
+ Ensure customer acceptance is adhered to, in writing and in line with the project plans.
+ Mutually agree payment schedules and applications for payment to the benefit of the project and the business.
+ Conduct periodic site visits to monitor the progress of construction. Review status of work completed during the period covered and confirm work is aligned with the approved drawings and specifications.
+ Work together with contract managers to generate project opportunities within the current FM portfolio.
+ Full accountability for the P&L on each project. Competitively price the works whilst returning expected profit margins.
+ Create action plans to meet objectives, budget, and schedule. Track the progress of each project and report status and variances.
+ Demonstrate ability to identify project threats and develop risk mitigation and contingency plans. Implement action plans to reduce or eliminate project risks.
+ Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement.
+ Impact a range of customer, operational, project, or service activities within own team and other related teams.
+ Work within broad guidelines and policies.
+ Explain difficult or sensitive information.

**What You’ll Need:**
+ Electromechanical or Electrical engineer preferred with minimum 3years of relevant experience (delivering E, HVAC, fit out or ESG projects). In lieu of a degree, a combination of experience and education will be considered.
+ The innovative mentality to develop methods that go beyond existing solutions.
+ Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Expert organizational skills with an advanced inquisitive mindset.
+ Working proficiency in NL & FR and a basic knowledge of ENG
