Project Manager, Real Estate Requisition ID: 235444 Join a purpose driven winning team, committed to results, in an inclusive and high-performing culture. **Purpose:** The Project Manager is responsible for the planning and construction of an assigned portfolio of real estate projects (corporate premises, retail, base building, international and/or domestic). Projects include small and medium renovations, expansions, relocations, modifications, new locations, signage, emergencies, ABMs and special moves and/or initiatives and/or roll outs of a variety of sizes and dollar value. They report to Senior Manager, Project and Program Management. The Project Manager ensures projects are designed and constructed according to user group needs and Bank standards, cost-effectively. The Project Manager hires, manages, and motivates external consultants and vendors to ensure timely delivery. They also ensure service delivery aligns with Bank standards and procedures for customers, branches, Executive Offices, and subsidiaries, following the Bank’s Guidelines for Business Conduct. The initial focus is on smaller scaled projects/initiatives and roll outs valued under $250,000 with opportunities for stretch assignments as the incumbent gains more experience. The incumbent is accountable for directing and coordinating all aspects of projects, to ensure that the work is completed on time and within budget. **Is this role right for you? In this role you will:** + Manage the overall design process to maximize the value of all information from various internal customers by identifying and defining client requirements through interviews and the planning process, preparing estimates and budgets, controlling the tendering process, and managing consultants and contractors through the design and construction process. + Control the budget and costs factors for each project by managing the Project Expenditure (PX) process, setting up and obtaining required approvals for project budgets, managing and directing the tendering process, controlling and managing expenses (both internal and from non-Bank contractors and consultants), and acting as a control point to monitor all financial aspects during the course of a project. + Initiate the implementation of finishes, interior design layouts, and construction drawings to ensure adherence to Bank standards, identifying, negotiating and hiring qualified external design and construction firms, coordinating the procurement and cost-effective quality control of all required equipment and services, conducting site inspections, expediting and coordinating change orders, and providing contract administration services. + Manage the development and progress of all projects by creating, negotiating, and monitoring performance schedules, cashflow, dependencies and resources, and all other critical activities. + Update the project reporting system on a regular basis (at least monthly but preferably on an ongoing basis) to ensure budget forecasts and schedules are accurate. Immediately report delays, potential problems and recommended solutions to management. + Manage the hiring of consultants and selection of trades and vendors, organizing security, telecommunications, voice services, elevator, and building access, identifying, selecting, and directing trades on-site during construction and relocations, and identifying and expediting resolutions to deficiencies following relocations and reconfigurations. **Do you have the skills that will enable you to succeed in this role? We'd love to work with you if you have:** + Graduate from a recognized Interior Design and or Project Management program preferred + 2-3 years of project experience, including space planning, design and project management experience. + Knowledge of current market practices regarding design and space allocation and produce work that reflects these current standards. + Good working knowledge of construction materials and methods is essential. + Must have the ability to initiate and develop construction and design concepts to meet client requirements. + Must have good technical problem-solving skills including an understanding of current building codes and bylaws, construction agreements, leasing agreements and building technology. + Such tasks as analyzing and negotiating client needs, aiding in rationalization of project costs and presenting project proposals to Business Partners, all require the incumbent to have above average verbal and written communication skills, as well as strong organizational, management, interpersonal, leadership and motivational skills. + Must be flexible and a strong team player to conduct work within a team environment and willing to share and exchange knowledge and ideas. + Ability to work under pressure while prudently managing construction risk is required, as is a high level of energy, work efficiency and personal stress management. + Uses initiative, creativity, collaboration and utilizes mentors and supervisors to problem solve. + Good computer skills including experience working with Word, Excel, Project, Power point and Teams are required, and a working knowledge of CAD would also be an asset. **Work Arrangement:** Work in a standard office-based environment; non-standard hours are a common occurrence.
