As a Project Analyst, you will play a key role in supporting the planning, execution, and analysis of real estate development and capital improvement projects. You’ll work closely with project managers, finance teams, and operations to provide data-driven insights, track performance metrics, and ensure alignment with strategic goals.
Qualifications:
Bachelors degree required
Experience with Excel (pivot tables and VLOOKUPS)
1+ year of experience in project management or coordination
Description
Meter Transfers (Pre-Transfer, Execution & Post-Transfer)
Pre-Transfer Activities & Checks (Credit check, Customer code creation, meter identification, etc.)
Call utility companies to initiate and confirm meter transfers.
Notify internal stakeholders (Accounts Payable, Billing, Schneider) for each transfer.
Closing Meter Transfer Tasks for VNEM projects which include creating records for future meter transfers.
VNEM Allocation Reevaluation Post-PTO
Analyze current allocations post-PTO and adjust to maximize value.
Update allocation percentages and reconfigure them in the utility portals.
Customer Utility Bill Collection
Phoenix Market Lease Review for AI Evaluation
Download all Phoenix market lease docs to then feed the AI model for evaluation of MM language.
Read all leases in search of MM language to support AI training and verify accuracy.
Rate Changes at PTO
Evaluate optimal utility rate options post-PTO for each site individually and calling the utilities to effectuate the rate change.
Meter Returns
Draft and send individual customer communication emails
Track meter return status per customer and flag unresolved issues.
Coordinate with RECX managers to escalate or assist with unresponsive customers.
Pay and Benefits
The pay range for this position is $33.00 - $33.00/hr.
