AvalonBay Communities is seeking a Portfolio Maintenance Director to oversee the maintenance operations of a portfolio of communities. In this essential leadership role, you will drive maintenance standards, team development, and operational improvements to deliver exceptional living experiences for our residents while achieving key business goals.

You Will Be Responsible for:

Maintenance Operations Leadership

Oversee maintenance operations across an assigned portfolio of communities, including staff recruitment, retention, training, and performance management.

Develop and implement programs to deliver maintenance services that align with AvalonBay standards and resident expectations.

Manage third-party vendor selection, contracts, and quality control to ensure seamless operations and cost effectiveness.

Allocate human resources, tools, and third-party services to address short- and long-term community maintenance needs.

Strategic Planning and Systems Management

Prepare and manage maintenance budgets, ensuring expense control, resource allocation, and financial performance goals are met.

Utilize AVB systems to monitor trends, analyze performance data, and optimize operations.

Lead continuous improvement efforts, implementing innovative solutions to improve maintenance programs and customer satisfaction.

Oversee disaster recovery processes, ensuring communities are prepared, compliant, and have the tools to respond effectively.

Resident Satisfaction and Quality Assurance

Partner with on-site teams to address maintenance-related resident concerns promptly and ensure AvalonBay’s high customer service standards are met.

Implement solutions to issues identified through annual customer service surveys and monitor their effectiveness.

Regularly inspect community grounds and buildings to ensure compliance with safety, functionality, and cleanliness standards.

Team Development and Leadership

Lead, mentor, and develop a team of on-site Maintenance Managers, ensuring they are equipped to deliver results.

Resolve associate-related issues and provide developmental coaching, training, and succession planning to ensure team success.

Conduct regular communication and information flow to ensure alignment between portfolio goals and on-site maintenance teams.

Compliance and Safety

Ensure compliance with all federal, state, and local laws related to maintenance operations.

Maintain proper licensing and certifications for HVAC, boilers, electrical, plumbing, and other systems as required by state or local jurisdictions.

Champion safety protocols and ensure maintenance associates follow all policies and procedures to maintain a safe work environment.

You Have:

Education: Bachelor’s degree required (Engineering or related field preferred) OR equivalent 5 years of progressive maintenance management experience.

Experience: 5-7 years of multi-site maintenance/engineering leadership experience, managing teams and driving operational performance.

Certifications:

Valid driver’s license and automobile insurance.

Certifications in HVAC, boilers, electrical, plumbing, fire systems, or other relevant systems as required.

Other certifications based on state/local requirements.

Skills:

Proven success managing maintenance operations, vendor contracts, team performance, and operational budgets.

Proficiency in systems and software, Workday experience a plus

Strong analytical skills to evaluate data, identify trends, and develop improvement strategies.

Effective communication, coaching, and team leadership skills to support and develop maintenance associates.

Physical ability to inspect sites, operate motorized vehicles, and perform tasks requiring walking, kneeling, and climbing as needed.
