Planner & Zoning Coordinator
... The Planner & Zoning Coordinator is responsible for managing the planning and zoning functions of the Town. This role involves reviewing and processing development applications, ensuring compliance with local, county, and state regulations, and assisting the public and other town departments with planning-related questions. The ideal candidate will have a strong understanding of land use law, zoning ordinances, and community development principles.
Essential Duties and Responsibilities
Plan Review and Analysis: Review subdivision plats, site plans, and building permits for compliance with the Town's zoning ordinance, comprehensive plan, and other relevant regulations. This includes conducting detailed research of property records and performing on-site field visits as needed.
Public Assistance: Serve as the primary point of contact for citizens, developers, and other professionals seeking information on zoning, land use, and development procedures. Provide clear, accurate, and professional guidance on town policies and regulations.
Reporting and Presentations: Prepare detailed staff reports and recommendations for the Planning Commission, Board of Appeals, and other town boards. Present findings and proposals at public meetings, representing the Town's interests while facilitating constructive dialogue.
Ordinance and Plan Development: Assist in the development, review, and amendment of the Town's comprehensive plan, zoning ordinances, and other functional plans. This may involve researching best practices, drafting new language, and coordinating with consultants.
Permit and Code Enforcement: Coordinate with the town's building and code enforcement staff to ensure that all development projects are in compliance with approved plans and permits. Investigate and resolve code violations as they relate to planning and zoning.
This is sedentary work requiring the exertion of up to 10 pounds of force occasionally, and a negligible amount of force frequently or constantly to move objects; work requires fingering,
and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word
levels; visual acuity is required for preparing and analyzing written or computer data, determining the accuracy and thoroughness of work, and observing general surroundings and activities.
Working hours: 8:00 AM - 4:30 PM
Skills:
Thorough knowledge of the principles, practices and objectives of local planning and local and
State laws related to land use and land development including knowledge of the Town?s
Subdivision Ordinance, Zoning Ordinance, and Adequate Public Facilities Ordinance.
Understand how these ordinances and laws apply to the review of development projects.
General knowledge of the local, State and Federal planning programs and procedures. Ability to
exercise judgement in analyzing facts or circumstances surrounding issues. Knowledgeable of
the interrelationship between review agencies regarding complex development review
projects. Ability to communicate ideas effectively both orally and in writing. Ability to establish
and maintain effective working relationships with the public.

Experience:
1-4 years
Qualifications:
Graduation from an accredited college or university with a bachelor?s degree in Planning or
related field and 2 years of experience in planning principles and land use regulations,
computers/GIS applications, and enforcement provisions. A combination of post graduate
education and experience in a related field may be considered equivalent to 2 years of
experience.
