Operating EngineerWhat this job involves:At JLL, we are seeking a skilled Operating Engineer to oversee, monitor, repair, and maintain critical building systems including HVAC, electrical, plumbing, and emergency backup systems. In this hands-on role, you will be responsible for ensuring the optimal performance of essential mechanical and electrical equipment through preventative maintenance, troubleshooting, and repairs. What your day-to-day will look like:Monitor, operate, and adjust refrigeration systems, heat exchangers, HVAC equipment, electrical systems, emergency backup systems, and hot water systemsMaintain and adjust refrigeration, chilled water, air conditioning equipment, boilers, ventilation systems, and water heatersMonitor pumps, valves, piping, and filters while recording readings and making adjustments to ensure proper operationAnalyze system operations, diagnose problems/malfunctions, and take appropriate corrective actionsPerform preventative maintenance on base building and critical systems, completing task sheets and properly documenting all workInstall and repair plumbing, piping, and tubing throughout facilitiesWire single and three-phase motors, run conduit, and pull wiring to machinery and equipmentInstall and rebuild pumps, motors, air compressors, and heat exchangersReplace bearings in various motors, install seals on pumps, and repair piping, valves, filters, and control systemsMaintain tools and order supplies required for installations and repairsKeep detailed logs, document equipment repairs, close work orders, and track time accuratelyCommunicate consistently with Operations Managers and Lead Engineers regarding equipment statusAssist other mechanics and operators with major repairs and maintenance projectsRespond to emergency situations and troubleshoot critical system failuresRequired Qualifications:High school diploma or GEDKnowledge of OSHA standards and local building codesMinimum 1 year of electrical, plumbing, and HVAC experienceUnderstanding of mechanical and electrical building systemsAbility to read and interpret technical manuals and blueprintsStrong problem-solving skills and mechanical aptitudeExcellent communication skills and attention to detailAbility to work independently and as part of a teamPhysical capability to meet the demands of the positionPreferred Qualifications:2+ years of related trade schooling or college educationExperience with emergency backup systems (generators, UPS, etc.)Proficiency with Computerized Maintenance Management Systems (CMMS)Experience with various hand and power toolsBackground in commercial building operationsUnderstanding of energy management principlesCertifications in HVAC, electrical, or other related fieldsExperience in preventative maintenance program implementationPhysical Requirements:Ability to visually inspect machinery and buildingsCapability to frequently walk up and down stairs for inspections and emergency proceduresAbility to climb ladders up to 40 feet in heightStrength to lift and carry up to 60 pounds repeatedlyFlexibility to get on hands and knees to access difficult-to-reach areas during equipment inspectionsStamina to work in various environmental conditions including heat, cold, and confined spacesAt JLL, we embrace more innovative ways of working and prioritize opportunities to strengthen and advance your career in facilities engineering. Estimated total compensation for this position:
52,000.00 – 59,000.00 USD per yearThe total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
