Maintain the operation of all mechanical equipment in the physical plant, buildings and tracks.

• Perform maintenance and repairs to the Mechanical, Plumbing, Electrical, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards
• Maintain responsibility for tenant services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency
• Monitoring operation and maintaining refrigeration, water cooling and air conditioning equipment, boilers, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and electrical equipment, changing light bulbs and ballasts
• Perform and/or complete all tenant service requests accurately and expediently. 
• Performs preventative maintenance tasks in a timely manner. 
• Monitors the quality and pricing of maintenance work performed by outside contractors. 
• Be able to evaluate building systems to monitor and to improve performance to operate efficiently.
• Comply with all policies and procedures established for the building.
• Support rotating schedule for on-call engineer for facility.
• Actively participate in emergency response procedures, technical and safety training programs.
• Perform track start up, duties and task as required and as needed and possess capability to

  troubleshoot problems on test track modules and mechanicals

• Assist the operations team in the maintenance and repair of associated track, building and equipment

• Ability to perform a track safety inspection as needed
• Ability to work long hours occasionally and some weekends (Saturday, Sunday or After Hours)
• Support events team, PEC track, Café restaurant and kitchen as needed/requested
• Perform all work using the proper safety equipment and in a safe manner

Qualifications

• High school diploma or GED
• Minimum of 2 to 3 years’ experience in commercial electrical, HVAC (mechanical), including rooftop units, and plumbing repair and maintenance
• Minimum of 2 to 3 year’s experience in commercial backup systems (FLS, Generator and UPS)
• Commercial knowledge of maintenance and operation of building automation, water treatment and fire  life safety systems
• Knowledge of hydraulics and minor electronics
• Ability to read and understand MEP drawings / schematics
• Ability to troubleshoot and diagnose MEP issues
• Universal CFC certification
• Good interpersonal and a positive team attitude
• Familiarity with computers and operations and office automation applications, including Microsoft Office
• Strong customer service orientation
• Excellent verbal and written communication skills
• While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds
