Job Description

The Marketing Operations Specialist is primarily responsible for the execution and optimization of marketing technology and digital strategies to drive performance across platforms. Responsibilities include managing day-to-day operations of MarTech tools such as CRM systems, email automation, analytics dashboards, and AI platforms, as well as assisting with website maintenance and coordinating technical updates. The position helps evaluate and implement new technologies, ensures data integrity, and works closely with IT and vendors to troubleshoot platform issues. On the digital side, the role involves supporting and analyzing paid media campaigns, optimizing performance through KPI tracking, and leveraging tools like Google Analytics, Tag Manager, and SEMrush to drive insights. Additional responsibilities include contributing to SEO initiatives, A/B testing, and marketing experiments to improve conversions and visibility. The role also supports the development of digital content, assists with campaign reporting, and maintains dashboards to monitor metrics such as cost-per-lead, return on investment, and customer acquisition costs, delivering data-driven recommendations to enhance marketing effectiveness and support growth objectives.

Required Skills & Competencies:

· Bachelor’s degree in Marketing, Communications, Business, Technology or related field.

· 2+ years of experience in marketing operations, digital marketing, or MarTech.

· Experience with platforms such as Google Ads, Meta Business Manager, Google Analytics (GA4), CRM systems (e.g., Salesforce, HubSpot), and listing platforms (e.g., Zillow, Apartments.com, Rently).

· Working knowledge of SEO fundamentals, including on-page SEO, keyword research, and SEO tools (e.g., SEMrush, Google Search Console).

· Proficiency with marketing automation tools and campaign performance analysis.

· Strong Excel/Google Sheets and data visualization skills; Looker Studio a plus.

· Excellent organizational skills, with strong attention to detail and process.

· Demonstrated strong written and verbal communication skills

· Detail oriented, with the ability to produce high quality work in a deadline-oriented environment and an ability to multi-task

· Ability to prove critical thinking and problem-solving concepts

· Ability to thrive in a high volume, data entry and processing work environment, where applicable

Preferred Skills & Competencies:

· Experience in real estate, property management, or single-family rental space.

· Familiarity with API integrations or low-code tools like Zapier.

· Google Ads and/or Meta certifications.

· Experience implementing local SEO strategies for multi-location businesses.

Essential Job Functions:

Marketing Technology (MarTech)

· Support day-to-day administration of marketing platforms (e.g., CRM, email automation, analytics dashboards, listing syndication tools, AI tools).

· Assist with website maintenance, including content updates, troubleshooting minor issues, and coordinating with the tech team for larger fixes or feature implementations.

· Evaluate and help implement new marketing technologies to improve team efficiency.

· Maintain marketing data hygiene and system integrations to ensure accurate reporting and lead flow.

· Partner with internal IT and vendors to troubleshoot tech issues and manage platform updates.

Digital Marketing

· Assist with planning and executing paid media campaigns (search, display, social).

· Monitor digital advertising performance and optimize campaigns based on KPIs.

· Support tracking implementation using Google Tag Manager and analyze user behavior and website performance through Google Analytics to inform strategy.

· Collaborate with greater marketing team and agency to launch engaging, on-brand digital assets.

· Analyze lead funnel data, website traffic, and campaign performance; deliver actionable insights.

· Conduct A/B testing and support marketing experiments to improve conversion rates.

· Support SEO strategy and execution, including keyword research, on-page optimization, local SEO, and metadata improvements.

· Monitor organic search performance using tools like Google Search Console and SEMrush; identify opportunities to improve visibility and rankings.

· Collaborate with content and development teams to implement technical SEO best practices (e.g., page speed, mobile usability, crawlability).

Reporting & Analytics

· Create and maintain regular marketing performance reports and dashboards.

· Track key metrics (e.g., CPL, ROI, CAC) across digital channels and campaigns.

· Recommend optimizations based on data analysis to support leasing and acquisition goals.

Key Metrics & Responsibilities:

· Technology ROI: Measurable impact of newly implemented tools on productivity or lead conversion

· Cost Per Lead (CPL): Total media spend divided by number of qualified leads

· Conversion Rate: % of website or campaign visitors that convert to leads or applications

· Search Engine Rankings: Average position of targeted keywords over time

· Organic Traffic Growth: % increase in non-paid traffic from search engines

· A/B Test Success Rate: % of experiments that produce statistically significant improvements

· Attribution Accuracy: % of leads or leases accurately attributed to the correct marketing channel

· Campaign Performance Reporting Frequency: Cadence of reporting and analysis (e.g., weekly, monthly)

· Insights-to-Action Ratio: % of insights that result in strategic or tactical changes

Physical Requirements:

· Must be able to work in office as regularly scheduled - Capable of working extended hours, including evenings, weekends and holidays as necessary.

· Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.

· Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.

· Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.

· Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.

· Must have finger dexterity for typing/using a keyboard.

Environmental Requirements:

· Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays.

· Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
