D.R. Horton, Inc. is currently looking for a Market Analyst. The right candidate will work alongside division management, Land Acquisitions and Land Development to meet the land/lot goals that support the division’s annual business plan established by the Division President. Participate in due diligence, forecasting and benchmarking of potential and existing projects to make professional recommendations to management regarding new and/or existing communities.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Provide in-depth target market research and analysis for new and existing communities utilizing standard real estate market analysis tools and modelsPerform data analyses on competitive demographics, products and trends to make recommendations so the division remains competitiveComplete all Competitive Market Analyses (CMA) and Land Acquisition Proformas (LPAs)Contribute to the due diligence process for prospective acquisitions and developmentsCompile and analyze financial data to assess a property's financial viability and to guide acquisition decisions. This includes determining potential return on investment and studying market trendsPrepare presentations and marketing materials on prospective acquisitionsAnalyze and monitor the financial performance of properties including financial modeling, benchmarking to budget, and collaborating with management in executing business plansParticipate in the creation of conceptual plans for subdividing and parceling assetsProvide input to sales management to evaluate and reposition communities as market conditions changeClosely monitor changes in the market and create financial models to predict upcoming scenarios based on economic conditions, market trends, product innovation and technical advancements and make recommendations Provide the marketing team with relevant demographic input necessary to create effective sales and marketing plansAssist in the creation or refinement of community plans, aid in establishing pricing for a community opening, and assist in the determination of product specifications to properly target buyer profiles identified by market researchAct as liaison among all departments to ensure schedules are updated as project timing is accelerated or delayedReview and analyze marketing and CS surveys to keep abreast of customer wants/needsConducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companyAbility to travel overnight

Education and/or Experience

Bachelor's degree in Finance, Economics, Real Estate, Marketing or a related degree from a four-year college or universitySeven years in the field of real estate sales or related fieldAbility to perform a comparative market analysis (CMA)Solid understanding of economic trends, including real estate prices, customer preferences, product innovation, technical advancements and foreclosure ratesExcellent written and verbal communication skills, including the ability to summarize conclusions and confidently present well-supported arguments for or against a specific acquisitionAdvanced Excel financial modeling experienceSolid Knowledge of real estate transactionsFamiliarity with real estate software and tools for efficient data analysis and managementAbility to focus under pressure and comfortable meeting tight deadlines with a high degree of accuracy and attention to detail Proficiency with MS Office and email

Preferred Qualifications

Licensed appraiser a plus1 to 3 years of real estate development experience preferred
