Primary Purpose The Manager, Real Estate & Facilities, is responsible for executing the Company’s real estate and facilities strategies at the regional and local levels. This role manages day-to-day facility operations, construction projects, vendor relationships, and lease administration while ensuring alignment with corporate objectives. The Manager partners with business leaders, service providers, and the Vice President of Real Estate & Facilities to deliver safe, efficient, and cost-effective workplaces that support Company growth. Essential Functions Manage the day-to-day operations of the Company’s facilities, ensuring proper functioning of mechanical, electrical, plumbing, HVAC, fire/life safety, and security systems. Coordinate and oversee construction and renovation projects, including budgeting, scheduling, contractor/vendor selection, and on-site execution. Support real estate transactions by gathering market intelligence, coordinating site visits, assisting with due diligence, and facilitating lease administration activities. Negotiate and manage vendor and service contracts for facilities management, maintenance, and construction, ensuring compliance with service levels, cost controls, and safety standards. Prepare and monitor operating and capital budgets for assigned facilities and projects, ensuring financial discipline and accurate forecasting. Partner with internal stakeholders (Operations, Finance, Legal, HR, Safety) to ensure facility and construction decisions align with organizational needs and compliance requirements. Maintain records of leases, maintenance schedules, warranties, and service agreements, ensuring accuracy and compliance with Company policy. Implement sustainability, safety, and efficiency initiatives across facilities to reduce costs and environmental impact. Provide regular reports and updates to the Vice President of Real Estate & Facilities, including project status, facility performance metrics, and budget variance analysis. Travel up to 50% may be required. Perform other duties as assigned SUPERVISORY RESPONSIBILITIES This position does have direct supervisory responsibilities. Qualifications EDUCATION Min/Preferred Education Level Description Preferred 4 Year / bachelor’s degree Real Estate, Facilities Management, Construction Management, or a combination of education and experience EXPERIENCE Minimum Years of Experience Maximum Years of Experience Comments 5 Progressive experience in real estate, facilities management, or construction project management. Experience managing multiple facilities or projects simultaneously. Prior vendor management and contract negotiation experience required. Certification (e.g., IFMA CFM, PMP, LEED) a plus. Within the posted salary range, individual pay is determined by the geographic location, job related skills, experience, education, and certifications.
