Make Ready Technician

Job Description:

The Make Ready Technician will work in harmony with the Maintenance team in keeping with our corporate philosophy of having a friendly, caring, and professional attitude. The Make Ready Technician is responsible for preparing vacant apartments for new residents. This role involves performing various maintenance and repair tasks to ensure that units meet company standards for cleanliness, functionality, and aesthetics. The Make Ready Technician works closely with the maintenance team to ensure timely turnover of units and optimal resident satisfaction.

The Make Ready Technician reports directly to the Property Manager.

DUTIES and SPECIFICATIONS:

The Make Ready Technician responsibilities shall include but not be limited to:

Complete all make-ready tasks within established timeframes to minimize vacancy loss.

Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.

Ensure all appliances are operational and in good condition.

Change locks and install lockboxes, alarms in newly vacant homes.

Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders.

Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed.

Communicate and coordinate with other maintenance staff to ensure efficient workflow.

Maintain accurate records of maintenance tasks and supplies used.

Notify management of any needed supplies or equipment for make-ready tasks.

Adhere to all safety regulations and company policies during repairs and cleaning.

Ensure that all tools and equipment are used safely and maintained in good working condition.

When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas.

Communicate effectively with the property management team regarding the status of make-ready units.

Ensure all vacant homes meet ZRS standards prior to move in.

Walk vacant homes prior to move in and write and complete punch lists.

Complete and track preventive maintenance during the turn over process.

Complete work orders assigned by Supervisor.

Provide excellent customer service to residents and potential tenants.

Comply with Fair Housing requirements and laws.

SKILLS, KNOWLEDGE and ABILITIES:

Good communication skills and a team-oriented attitude.

Strong attention to detail and ability to work independently.

Ability to manage time effectively and adapt to change in a composed manner.

Ability to handle multiple projects and tasks and cope with stress in a composed manner.

Ability to respect and maintain confidentiality.

Previous experience in property management or maintenance roles is a plus.
