This position is responsible, under the direction of the supervisor, for maintenance and updates in senior living apartment unit turnovers. This maintenance schedule includes; + 80 hours every two weeks ; Full time + Day shift + No Weekends! On call for maintenance emergencies. **Responsibilities** + Performs routine maintenance duties: + Understands the process and timelines for refurbishing units in turnover + Performs routine inspections, makes repairs, and documents on the vacancy of a unit + Schedules and perform assigned work order requests for turnover units within a timely manner + Prepares turnover units by removing walls, cabinets, countertops and gutting closets as directed by the Refurbishing Coordinator, and when approved, as necessary, by the Board of Directors + Assists in coordinating projects and/or repairs to be done by outside contractors. Sees that the projects are done in a timely manner + Monitors that professional contractors are performing their contracted services + Performs general repairs: + Safely works with small hand tools and power tools such as screwdriver, hammer, pliers, drill, table saw, ohm meter, etc + Changes belts on motors and filters in fan coil units + Performs limited light electrical repairs under approval of the Refurbishing Coordinator + Performs light plumbing work, such as cleaning stoppages, replacing fittings, toilet repair, showerhead replacement, etc + Performs light HVAC work such as filter changes, drain cleaning, observation of items of potential concern, and general cleaning as instructed by Director of Property Maintenance + Moves and installs appliances + Installs towel bars, medicine cabinets, and vanity tops + Repairs damaged tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, and locks, etc + Performs carpentry work, fitting doors, and other solutions as needed + Provides updates to the Refurbishing Coordinator regarding completed service tasks for the day + Performs all other duties as assigned **Required Qualifications** + One to three years of previous experience + Must have a basic understanding of Microsoft Word, Excel and Outlook **Preferred Qualifications** + Vocational/Technical Training or Associate Degree: HVAC or related + Three to five years of previous experience **Benefit Overview** Ebenezer offers a generous benefits package, including but not limited to medical, dental, vision plans, life insurance, short-term and long-term disability insurance, PTO and Sick and Safe Time, tuition reimbursement, retirement, early access to earned wages, and more!
