_Note: The hourly rate for this position is $23 - $26 / hour. This range is a good-faith estimate based on factors such as relevant skills, experience, education, training, geographic location and other considerations permitted by law. **Responsibilities:**
+ Hours: Monday - Friday 40hrs
+ Receive work orders via cell phone, verbal, or written instructions, and complete assignments on both routine and emergency basis
+ Record start and finish times and provide detailed job-site comments in the electronic system per department policy
+ Perform minor plumbing repairs/installations (sinks, commodes, valves, water coolers) and clear clogged drainage systems
+ Measure, cut, thread, and prepare piping for replacement or new installations
+ Conduct minor electrical repairs including outlets, switches, lighting fixtures, tubes, and bulbs
+ Perform basic carpentry and drywall repairs
+ Adjust or repair door hardware and latches
+ Replace stained ceiling tiles following leak repairs
+ Perform all general duties to maintain buildings in good operating condition
+ Conduct Daily Routine Building (DRB) inspections and report findings as directed
+ Oversee outside vendors when required
+ Obtain materials and supplies from warehouse or maintenance shops as needed
+ Observe and report unusual or emergency situations to Facilities Management
+ Make recommendations to supervisors regarding process or procedural improvements
+ Collaborate with other trades within the Facilities Department to complete projects and repairs
+ Rotate to cover various shifts as required by department scheduling
**Qualifications:**
+ Be at least 18+ years of age
+ Previous experience in general building maintenance or a related trade
+ Working knowledge of plumbing, electrical, and carpentry repairs
+ Strong troubleshooting and problem-solving skills
+ Ability to work independently and as part of a team
+ Good communication and recordkeeping skills
+ Flexibility to work different shifts when needed
+ Ability to stand, bend, kneel and walk for extended periods throughout the day
+ Ability to lift up to 50 pounds with or without reasonable accommodation
+ Prior experience in the commercial field required
