This position performs technical functions related to maintaining the physical condition, appearance and operation of all mechanical, electrical, plumbing, facility equipment, lighting, climate control systems, and electronic systems in a safe and efficient manner within the Facilities, as directed by the Chief Engineer or Engineering Manager.Essential Duties and ResponsibilitiesSupervises the Facilities Maintenance Technician II's.Completes all required documentation generated from the Computerized MaintenanceManagement System for each assigned task.Responsible for the operation, inspection, and testing of all the HVAC Systems, Building Automation Systems, Pumping Equipment, Lighting System Equipment, Emergency Generator, Fire Pumps, and Sewage Ejection Equipment.Performs repairs and preventative maintenance tasks, testing, and inspections on the facilities' equipment including but not limited to:Air Handler UnitsVariable Frequency Drive UnitsElectric MotorsPumping EquipmentHot Water Heating SystemHeat ExchangersSnow Melting EquipmentVariable Air Volume SystemsAir Conditioning and Refrigeration SystemsDoors, Locks, Closers and HardwareRestroom equipment and fixtures, drinking water and irrigation systemsLighting SystemsFire Life/Safety SystemsElectric & gas powered vehiclesGrounds and facility equipmentPerforms and supervises general building maintenance including but not limited to carpentry and painting maintenance tasks related to the repairs of ceiling tiles, drywall, wall systems, ceramic tiles, carpet tiles, doors locks, closers, glass systems and signage.Performs plumbing preventative maintenance and repair tasks of hot water systems, restrooms, kitchen equipment, drainage and irrigation systems.Ability to trouble shoot and make minor repairs of 120 volt electric circuits.Performs the chemical testing of hydronic water system and maintains the established criteria and protocols of a chemical treatment program.Effective supervision and communication with outside contractors to maintain correct building functions while safely expediting any procedures being performed.Adhere to all ASM Global Safety Policies and Procedures while performing within all OSHA guideline.Perform other duties as assigned.Supervisory ResponsibilitiesFacilities Technician IITo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. (Johnson Controls /BAS and Lutron Lighting experience is preferredMaintain a drivers' license or have willingness and ability to obtain for required equipment operationSkills and AbilitiesGood written, verbal and interpersonal skills required; ability to interact well with all levels of staff, client and the public in-person, via written communication or via radioProfessional presentation, appearance and work ethicDemonstrated skill with use all common hand tools, power tools, meters, and equipment typically utilized in facilities maintenanceDemonstrated ability to read blueprints (mechanical, electrical, plumbing)Demonstrated ability to work on equipment with 120 volt electric power sourceAbility to perform assigned task that may require the use of ladders, scaffolding, scissor lift, and fork lift truckAbility to perform duties efficiently under emergency conditions, and to make firm decisions during emergencyMust have excellent critical thinking, problem solving, and organizational skillsAbility to work efficiently and effectively with limited supervision and in group settingsKnowledge and practice of safe working precautions and environmentsAbility to clearly instruct others on processesAbility and willingness to work flexible hours, which could include overtime, evenings/nights, holidays, weekends, or emergency call-in services as dictated by business need or event activity.Physical Demands and Working ConditionsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
