Maintenance Technician
**Job Title** Maintenance Technician **Job Description Summary** Responsible to assist with the operation troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, industrial systems, vehicles, grounds, and maintenance equipment for assigned properties/facilities. **Job Description** Qualifications + High school diploma or GED equivalent. + Minimum of 2 years of experience in a commercial property maintenance role. + Training or experience in one or more of the following areas: HVAC, electrical, mechanical systems, process controls, power transmission, painting, plumbing, carpentry, or engine repair. + Valid driver’s license with a good driving record; commercial license may be required. + Basic computer skills, including proficiency in Outlook, Excel, and Word. + Ability to work independently during certain shifts and respond to emergency situations, which may include overtime or on-call duties. Responsibilities + Support troubleshooting and repairs of buildings and installed systems, including packaging and handling machinery, plumbing, kitchen equipment, roofing, drainage, grounds equipment, and HVAC systems. + Clean, lubricate, and maintain a variety of pumps, valves, pneumatic controls, and electrical, mechanical, and hydraulic devices. + Assist with the installation and modification of building equipment and systems. + Repair and replace building finishes such as ceiling tiles, door hardware, wall coverings, and perform painting of walls, piping, floors, and equipment. + Identify and recommend improvements to maintenance operations and cost-saving opportunities. + Demonstrate proficiency in the use and care of tools and equipment used in facility and grounds maintenance. + Respond promptly to emergency situations and service requests. + Conduct inspections of buildings, grounds, and equipment to identify safety concerns or maintenance needs. + Operate and maintain fire and life safety systems, including fire alarms, fire pumps, and related equipment. + Perform carpentry tasks and snow removal as needed. + Adhere to all applicable codes, regulations, and company policies related to building operations and safety practices. + Utilize technology such as smartphones, tablets, computers, web-based applications, and building automation systems. + Complete all required safety training annually. + Follow company dress code and maintain a professional appearance while on property. Work Environment + This role is based in a professional office setting and involves the use of standard office equipment such as computers, phones, photocopiers, and filing systems. Physical Demands The role requires the ability to: + Communicate effectively and exchange accurate information. + Operate computers and other office equipment. + Move throughout the workplace. + Remain stationary for short periods. + Reach and extend arms in various directions.
